Prime Life Technologies Co., Ltd. (Minato City, Tokyo / President and CEO: Masaharu Michiura / hereinafter "PLT") and Panasonic Homes Co., Ltd. (Toyonaka City, Osaka / President and CEO: Takashi Fujii / hereinafter "Panasonic Homes") have completed the apartment hotel "KOKO HOTEL Residence Tokyo Oshiage" in Sumida Ward, Tokyo. Polaris Holdings Co., Ltd. (Chuo Ward, Tokyo / President and CEO: Yohei Taguchi / hereinafter "Polaris") will operate the hotel, which opens on July 16, 2026.

This project is the first initiative led by the PLT Urban Development Division, leveraging synergies across the PLT Group. The PLT Group has accumulated extensive expertise and track records in hotel development as developers, construction contracting for hotel properties, and development and procurement of FF&E such as built-in furniture, lighting, and curtains. Building on this knowledge, this project adopts a new business model: PLT owns the land and building, Panasonic Homes handles design and construction utilizing its heavy steel-frame rental residential product "Verno" capable of multi-story structures, and Polaris manages operations.

In recent years, while inbound tourism recovery has increased demand for accommodations, the real estate industry faces challenges due to rising material costs and labor expenses, leading to higher construction costs. Responding to this social context, the PLT Group has pooled its expertise to realize a new urban accommodation facility that achieves short construction periods, high quality, and cost efficiency.

"KOKO HOTEL Residence Tokyo Oshiage" is conveniently located a 5-minute walk from "Oshiage Station" served by the Tokyo Metro Hanzomon Line, Toei Asakusa Line, and Keisei Oshiage Line, and within walking distance of Tokyo Skytree® and Tokyo Solamachi, offering high convenience as a base for both domestic and international tourists.

The building has 7 above-ground floors with a total of 25 rooms. Guest rooms range from 42.3㎡ to 58.2㎡, designed as spacious apartment-style accommodations suitable for group stays. Each room is equipped with a kitchen, refrigerator, and washing machine, providing a "live-like-stay" experience. Additionally, a rooftop terrace with views of Tokyo Skytree differentiates it from nearby hotels.

Notably, the property has obtained BELS (Building-Housing Energy-efficiency Labeling System) certification, demonstrating PLT Group's commitment to environmental sustainability and contributing to sustainable urban development. *BELS: A third-party certification system that evaluates and labels the energy efficiency performance of buildings.
