The General Incorporated Association "Research Group for Comfortable Housing for Women" (Secretariat: Jiyugaoka, Meguro-ku; Representative: Hiromi Kojima), which holds seminars on condominium purchasing strategies and consulting for women's condominiums, recently conducted a survey targeting women who purchased condominiums (478 respondents, 351 unmarried) regarding conditions related to condominium purchases and their lifestyles. The results are as follows:

- The income bracket of "4 to 6 million yen" accounted for 58.5%
- "Within 3 months (27.2%)" was the top response for the period taken to purchase a condominium!
Including those who purchased within 1 month, the percentage of those who purchased within 3 months was 37.7%, meaning approximately 1 in 2.6 people decided to purchase within 3 months!
- Compared to the previous survey (2024), condominium purchase prices in the "40 million yen range" increased by 6.6%, and those in the "60 million yen or more" range increased by 2.2%, indicating a significant rise in condominium prices!

[Detailed Survey Results]
1 Own situation at the time of first condominium purchase
The "40-54 years old" age group was the largest segment, accounting for 58.4% of purchasers. The desire to purchase remains high, driven by concerns about future finances after retirement. In terms of annual income, "5 million yen range (25.3%)" was the top category, followed by the "4 million yen range (19.2%)". However, perhaps due to the recent rise in condominium prices, the proportion of those with an annual income of "6 million yen or more" has increased by 4.6%.
2 Before the first condominium purchase
The primary reason for purchasing a condominium was "feeling that rent and renewal fees (for rental properties) were a waste (48.7%)". This was followed by "can be left as an asset (42.5%)" and "anxiety about the future if I continue renting / wanting to live in a detached condominium (38.7%)".
The top concern regarding the purchase was "whether I can continue paying the loan after purchase" (51.7%), continuing from the previous survey. In an era of rising condominium prices and uncertain future prospects, the importance of meticulous financial planning is increasing, leading many to seek advice from experts and experienced individuals.
3 Points for choosing a condominium and the condominium actually purchased
When purchasing a condominium, buyers pay particular attention to "station proximity", "floor plan", and "area/line" as indicators of desired conditions and asset value. Regarding awareness of the location of the purchased condominium, about 60% purchased in areas where they had prior knowledge through past residency or visits, while less than 40% purchased in locations they had never visited before.
4 First condominium purchase and financial planning
In this survey, where buyers of 1LDK units accounted for half of the purchasers, the influence of recent condominium price hikes led to an overall increase in the 40 million yen or higher price range, with the "40 million yen range" increasing by 6.6% compared to the previous survey. Furthermore, the proportion of those choosing pre-owned condominiums is increasing, with a 1.4% rise in those selecting renovated or remodeled properties.
5 Condominium purchase and life plan thereafter
Similar to the previous survey, many respondents indicated that purchasing a condominium led to "reduced anxiety and worry about the future" and "an enriched heart and increased peace of mind." The most frequent response, "reduced anxiety and worry about the future," and the fact that "future anxiety" accounted for nearly 40% of concerns about their previous housing, suggests that purchasing brought psychological positivity due to relief from concerns about old-age living expenses and rental issues for the elderly.
6 Ideal condominium discovered after living in it
The top three factors respondents indicated as important after actually living in their purchased condominium were "space", "storage capacity", and "surrounding environment". Additionally, as desirable amenities even with a slight price increase, over 30% mentioned "individual delivery lockers (for package delivery)" and "full-length mirror at the entrance".
7 Awareness of living environment
Similar to the previous survey, following daily conveniences such as "well-equipped shopping facilities nearby" and "proximity to the station (within 10 minutes)", "public safety" and "location less prone to disasters" were also important points, considering long-term living and potential emergencies.
≪Advice from condominium buyers to those considering purchasing a condominium≫
The most common advice was "There is no 100% perfect condominium." Therefore, many recommended participating in seminars and consulting with experts to resolve doubts and anxieties. Other advice related to finances included "It's okay even with a small down payment if the financial plan is feasible" and "Don't give up even if your savings or income are low."

It is wiser to leave behind assets as "condominium savings" through loan repayments than to continue paying rent that leaves nothing behind. It's a win-win situation as you can build assets while living in the property.
