Daiwa House Industry Co., Ltd. began construction on May 7, 2026, of the multi-tenant logistics facility “DPL Sendai Nagamachi II” in Taihaku Ward, Sendai City, Miyagi Prefecture. The facility will be a five-story building with a site area of 86,910.06 square meters and a total floor area of 136,466.54 square meters. In Miyagi Prefecture, Daiwa House has developed 13 logistics facilities to date, including multi-tenant facilities such as “DPL Sendai Port,” “DPL Sendai Izumi,” “DPL Sendai Nagamachi I,” and “DPL Sendai Rifu I and II,” as well as BTS logistics facilities. Their combined total floor area is approximately 419,000 square meters. The newly started “DPL Sendai Nagamachi II” is located adjacent to “DPL Sendai Nagamachi I,” which was completed in 2018 and is already fully occupied. Its location near a railway station and an interchange makes it suitable for wide-area distribution and workforce recruitment. The facility will adopt a double rampway to improve inbound and outbound logistics efficiency, and will introduce a seismic isolation system and lithium-ion storage batteries as business continuity planning measures. On the environmental side, the facility will install a solar power generation system and aims to obtain a five-star rating under Japan’s Building-Housing Energy-efficiency Labeling System (BELS), as well as meet or exceed the Nearly ZEB standard, thereby reducing environmental impact. “DPL Sendai Nagamachi II” will be built on the former site of TOKIN’s Sendai office, approximately 500 meters east of Taishido Station on the JR Tohoku Main Line, offering a location close to residential areas. It is also within 15 kilometers of Sendai Station, Sendai Port, and Sendai Airport, enabling not only distribution within Miyagi Prefecture but also wide-area logistics across the Tohoku region. In addition, National Route 4 runs to the east of the site, the Sendai Nanbu Road runs to the south, and the facility is approximately 1.5 kilometers from the Nagamachi Interchange, providing strong expressway access. For BCP measures, the seismic isolation system will significantly reduce shaking during earthquakes, minimizing cargo collapse on upper floors and damage to equipment. This is intended to reduce business impact and enable early recovery and resumption of operations. Lithium-ion storage batteries will also be installed to secure emergency power and help maintain stable logistics functions during disasters. The facility is planned to include a 1,999 kW rooftop solar power generation system. By using renewable energy, it aims to reduce energy consumption during operations. Daiwa House also aims for the highest BELS five-star rating and compliance with Nearly ZEB or higher standards by maximizing the building’s energy-saving performance. Building overview: the facility name is “DPL Sendai Nagamachi II,” located at 6-chome 1-1 and 21 Koriyama, Taihaku Ward, Sendai City, Miyagi Prefecture. It is approximately 1.5 kilometers from the Nagamachi Interchange on the Sendai Nanbu Road and approximately 500 meters from Taishido Station on the JR Tohoku Main Line. The site area is 86,910.06 square meters, building area is 32,858.84 square meters, total floor area is 136,466.54 square meters, and leasable area is 119,610.15 square meters. The structure is reinforced concrete plus steel, with seismic isolation and five above-ground floors. Floor load is 1.5 tons per square meter, and clear height under beams is 5.5 meters, with 7 meters on the first floor only. The project owner is Daiwa House Industry Co., Ltd.; design and construction are by Fukuda and Partners Co., Ltd. and Hazama Ando Corporation, respectively. Construction began on May 7, 2026, completion is scheduled for November 2028, and occupancy is planned for December 2028.
