### Transforming a long-vacant property into a clinic by leveraging its prime station-side location

The property, a 63-year-old two-story building inherited by the owner, had been vacant for more than five years. Although the owner found it difficult to maintain and manage the property, they did not want to sell it due to its highly rare location just a one-minute walk from the station. Through an individual consultation at a seminar supported by Sumida Ward, the owner consulted with Jectone regarding the use of the property under their 'Akisapo' service.

Jectone's site inspection revealed concerns regarding the building's seismic performance and the lack of residential bathing facilities, making residential renovation or reconstruction costly. However, considering the prime location—a one-minute walk from Kiyosumi-shirakawa Station—commercial demand was expected. Consequently, the company decided to convert the property for commercial use, minimizing residential facility costs while meeting local needs. As a result, 'Yomogi-tei', a popular local acupuncture clinic, became the tenant and opened on May 25, 2026.

To optimize the renovation for the tenant, Jectone conducted detailed meetings with the tenant before construction. The layout was changed by demolishing a Japanese-style room adjacent to a compact entrance to expand the entrance area. Furthermore, a new glass-fronted storefront was installed to increase visibility and encourage visits.
