As a use case for the new service integrating Nikken Sekkei Research Institute's Walkability Index and PriceHubble's AI real estate valuation and Price Map, we compared and ranked areas along eight stations on the west side of the JR Chuo Line (local stations from Shinjuku to Nishi-Ogikubo) based on rent affordability relative to liveability for family households.
Convenience Varies by Household Type
The Walkability Index (WI) quantifies liveability at each location based on facility density within a 15-minute walk. Recognizing that preferred facilities differ between families, singles, and seniors, scores are calculated individually for each household type.
On the maps, we visualize general comprehensive scores versus family-oriented comprehensive scores as heatmaps. While general scores tend to be higher around major stations, family-oriented scores often maintain certain levels even further from major stations, showing a clear distinction between household types.
Based on AI real estate valuation, we visualized standard rental and sales prices for family-sized apartments. High facility density around major stations generally correlates with higher prices, but this is not always consistent. For example, in quiet residential areas like Hamadayama, facility density is relatively low, yet prices remain high due to regional brand value.
Ranking Based on Family-Friendly Liveability
Considering the relationship between liveability and price, we indexed rent affordability relative to the family-oriented comprehensive score and ranked the eight targeted stations. Top-ranked stations are determined to be "undervalued," as they maintain comparable family liveability scores while offering relatively lower rent levels.
Visualizing and Analyzing Detailed Location Differences
This service excels at identifying slight differences in location, enabling detailed analysis beyond just station-area comparisons. It allows for the objective and quantitative grasping of trends based on the direction from the station and the characteristics of quiet residential areas like Hamadayama.
