Traditionally, property management companies (landlords) have been hesitant to rent to foreign applicants due to language and cultural differences, even when their income and employment are stable. Meanwhile, foreign applicants without prior credit history in Japan have faced significant challenges in securing housing.

This new scheme enables cross-border credit evaluation by leveraging home-country credit history through the collaboration between E-HOUSING and Dwilar. Furthermore, ORICO Forent Insurance provides rental guarantee services for these lease agreements, enabling fair, data-driven assessments and peace of mind for landlords.

As a result, the scheme creates an environment where foreign applicants can smoothly secure housing, resolving challenges for both tenants and property managers.

Challenges Addressed by E-HOUSING and Services Enabled by the Partnership

Despite accelerating global hiring, securing housing in Japan remains a major hurdle for foreign nationals. Recent surveys by the Immigration Services Agency reveal that many foreigners face difficulties in establishing a living foundation, including language barriers, lack of guarantors, and complex contract procedures. At the root of this issue is a systemic gap: overseas credit information cannot be referenced in Japan, placing additional burdens on companies’ onboarding processes. This enables faster and more accurate decisions, facilitating smooth housing access for foreign applicants and improving occupancy rates for property managers.

(2) Reducing Administrative Burden for Corporate HR and General Affairs Departments

E-HOUSING provides one-stop support for the complex procedures involved in securing housing for foreign employees. From property search to guarantee assessment and contract signing, E-HOUSING handles all steps, significantly reducing the workload for HR personnel. Additionally, the joint credit scoring by E-HOUSING and Dwilar accelerates the guarantee review process, enabling rapid housing arrangements aligned with foreign employees’ arrival and relocation schedules.
