Top 10 Popular Condominiums Nationwide - 3 Properties Rank from Outside the Tokyo Metropolitan Area
Of the top 10 nationwide rankings, 5 properties were from Tokyo's 23 wards, 2 from Kanagawa Prefecture, and 3 from the Kansai region (Osaka/Kyoto). In the previous annual ranking (2025 edition, announced January 2026)*3, the Tokyo metropolitan area exclusively occupied all 10 spots, but the presence of the Kansai area is growing.
Ranked first is "Leben Odawara SKYS THE TOWER," developed by MIRARTH HOLDINGS Inc. and Tokyo Tatemono Co., Ltd. Located a 5-minute walk from Odawara Station on the JR Tokaido Main Line and Tokaido Shinkansen, it offers the convenience of commuting to Shinagawa Station in about 26 minutes via Shinkansen, while also being blessed with an environment that provides access to hot springs, the sea, and the Hakone area. The 2026 first half nationwide new condominium popularity ranking included 5 properties from Tokyo, 2 from Kanagawa Prefecture, 2 from Osaka, and 1 from Kyoto. All of these properties are located close to the city centers, ensuring transportation and living convenience, indicating a preference for properties with good "time efficiency" (taipa) that reflect the high living efficiency inherent in condominiums.
However, given the recent surge in new condominium prices, even in Kanagawa Prefecture, a condominium a 5-minute walk from "Odawara" ranked first, rather than Yokohama. "Odawara" is served by the JR Tokaido Main Line, Odakyu Odawara Line, and Shinkansen. It is thought that the property garnered significant interest from owner-occupiers purchasing with the intention of commuting to Yokohama or Tokyo, supplemented by demand for second homes and semi-retirement properties. According to LIFULL HOME'S "City Ranking for Buying and Living (Tokyo Metropolitan Area Edition) 2026"*6, the top-ranked city is "Yugawara." This suggests a gradual outward shift from Yokohama and Kawasaki to the Shonan and Ken-Ō areas, and further to the Odawara and Yugawara areas, driven by rising prices, as users increasingly envision living in the western part of the Tokyo metropolitan area (suburban Tokyo and Kanagawa Prefecture). Another characteristic of this ranking is that 5 properties are small-scale condominiums with around 50 units, where construction costs are kept down by having fewer shared facilities, regardless of whether they are in Tokyo or Osaka.
On the other hand, large-scale properties with over 500 and 700 units, which leverage economies of scale, have appeared in the upper ranks by appealing to enhanced living experiences through a variety of unit plans, comprehensive shared facilities, and consideration for the living environment, demonstrating that overall condominium quality contributes to popularity.
Furthermore, in the Tokyo 23 Wards ranking, popularity is polarized between the aforementioned small-scale properties and ultra-large properties, suggesting a divergence in user intentions based on whether they prioritize living costs or living satisfaction and comfort.
In contrast, the top-ranked property in Chiba Prefecture is a large-scale property with over 600 units, while in Saitama Prefecture, it is a 41-unit property in a Class 1 Residential Zone. This clearly shows the difference in whether residents seek the functionality of a condominium for their living environment or the tranquility of a residential area, indicating that both are popular and highlighting the difficulty and enjoyment of choosing a condominium.
In the Kansai region's popularity ranking, Osaka accounts for half of the properties with 5 listings, Kyoto with 3, and Hyogo with 2, reflecting regional characteristics. All are within a 10-minute walk of the nearest station, and except for one tower condominium, small-scale properties dominate the top 10. This is likely a result of factors such as the short period from sale to handover, making them less susceptible to mortgage interest rate fluctuations, and the prioritization of property selection based on the functionality of the surrounding environment and location.
