Tenjin 1-chome 761 Project Contract Corporation (a special purpose company composed of Fukuoka Chijo Co., Ltd., Kyushu Electric Power Co., Inc., and Craftia Inc.) and Fukuoka Chijo Co., Ltd. announce the completion on June 30, 2026, of the large-scale mixed-use building 'Tenjin Business Center II' (hereinafter 'the property') located in Tenjin 1-chome, Chuo Ward, Fukuoka City, including the former site of Fukuoka City Hall North Annex. The property is scheduled to open on August 4, 2026.

Located within the 'Tenjin Big Bang' area—Fukuoka City's initiative to create new spaces and employment in the Tenjin district—the property is an 18-story above-ground, 2-story underground mixed-use building integrating office, commercial, startup support, and worker support functions. As part of Fukuoka City's redevelopment of the North Annex site, the project aims to strengthen urban functions, enhance international competitiveness, and create vibrant pedestrian spaces.

Centered around the seven-story atrium 'Accelarium' spanning from B2 to 5F, the facility features commercial zones including 'Junkudo Bookstore,' Kyushu's first large-scale bookstore with an integrated lounge and café, and 'Tenjin Gourmet Street Tenjin Inachika SOUTH side.' It also includes 'Reboot!'—a worker-exclusive shared space of approximately 1,300 tsubo—and 'Fukuoka Innovation Lab.Tenjin' (abbreviated as 'FIL.Tenjin'), an incubation facility for deep-tech startups. Office floors are located from the 6th to the 18th floor.

By vertically integrating diverse functions, the property aims to promote interaction among workers and visitors, activate creative exchange, and contribute to increased circulation and vibrancy in the Tenjin area.

The property's design supervision was led by architect Shoji Masamatsu (Partner at OMA and head of its New York office), who also designed the original Tenjin Business Center, ensuring visual cohesion and urban centrality across the district. The exterior features gently curved edges that soften the building's volume, enhancing visibility and symbolic presence. An open plaza facing the street promotes pedestrian flow and encourages lingering.

1. Floor Configuration of the Property

The property is centered around the seven-story atrium 'Accelarium' from B2 to 5F.

B2 connects directly to the Inaba-dori underground passage and links to the adjacent Tenjin Business Center and the dining zone 'Tenjin Gourmet Street Tenjin Inachika' to the north, forming an integrated circulation network between above-ground and underground levels.

Commercial tenants occupy B2 to 3F. 'Tenjin Gourmet Street Tenjin Inachika SOUTH side' is located on B2, while the large 'Junkudo Bookstore' occupies 2F and 3F.

The 4th floor houses 'FIL.Tenjin,' an incubation facility for deep-tech startups. 'Reboot!'—a worker-exclusive shared space of approximately 1,300 tsubo—is located on B2 and from 4F to 5F. High-grade office floors equipped with flexible workspaces span from the 6th to the 18th floor.

2. Enhanced Commercial Zone Featuring Kyushu's First Junkudo Bookstore with Lounge and Café

The commercial zone hosts 16 stores, including one Japan-first, seven Kyushu-first, and four new-concept outlets. On 2F and 3F, 'Junkudo Bookstore' opens as Kyushu's first large-scale bookstore with an integrated lounge and café. With a floor area of approximately 3,000㎡ (about 900 tsubo), it offers Kyushu's largest inventory, covering all genres—from trending comics and literary works to advanced academic and specialized books. In addition to stationery and lifestyle goods, it features gallery space and venues such as 'hour lounge Honkyochi' (lounge) and 'MARUZEN café' (café), creating a new intellectual experience space that transcends the traditional bookstore's role as a sales venue, enriching every aspect of reading-related time.

The opening of 'Junkudo Bookstore' creates an environment where workers and visitors can engage with learning and discovery daily, enhancing value through synergy with office functions.

3. 'Accelarium'—An Art-Enhanced Hub for Interaction, Vitality, and Vibrancy

A grand staircase connects the 2nd and 3rd floors within the seven-story atrium 'Accelarium,' serving as a hub that promotes interaction and creativity among workers and visitors by vertically integrating diverse functions.

Aligned with the '10,000 Trees in the City Center Project,' diverse plantings are actively incorporated across floors to bring moisture and comfort throughout the atrium, creating a stay environment where visitors and workers can enjoy nature. The glass façade allows greenery to be visible from outside, fostering a sense of integration with the city.

As part of Fukuoka City's 'Fukuoka Art Next' initiative, a new installation titled 'Aerosolar Rhythms' by Argentine-born, Berlin-based artist Thomas Saraceno is displayed within the Accelarium, offering workers and visitors everyday access to art.

Inspired by invisible energies such as solar heat and airflow, the artwork presents clusters of aerosolar spheres—exploring flight without fossil fuels—arranged like constellations across Tenjin's urban space. It creates a floating landscape above the city, drawing attention to the air and atmosphere surrounding our daily lives and offering new sensory experiences.
