Background Choosing a real estate agency for selling property involves checking a wide range of information, such as market trends, procedures, costs, and reputation. However, it is often unclear which information is actually used for comparison and what determines the final decision. This survey aimed to understand how sellers utilize internet information and what they prioritize when choosing an agent.

Key Findings ### 1. Initial Discovery of Agencies Initial discovery was split between 'referrals from friends, family, or acquaintances' (31.5%) and 'online channels' (approx. 38%, including searches, portals, bulk assessment sites, and ads), showing a balanced mix of digital and analog windows.

### 2. Insufficient Information While initial searches focus on 'market price' (44.0%), 'procedures' (33.5%), and 'taxes/costs' (32.0%), 71.0% of respondents felt a lack of information. Specifically, they struggled to find region-specific data or individual agent performance records needed for final comparison.

### 3. Deciding Factors The primary reason for selecting an agency was 'trust in the agent's knowledge, proposal capabilities, and character' (24.5%). This was followed by 'regional achievements/brand recognition' (17.5%) and 'referrals' (17.0%), while 'high appraisal price' was cited by 13.0%.

### 4. Trends Among Bulk Assessment Site Users Compared to non-users, those who used bulk assessment sites showed significantly higher rates of checking official websites (92.0% vs 56.0%), checking online reviews (62.0% vs 9.3%), and comparing multiple companies (88.0% vs 44.7%), indicating a more proactive approach to using online information.
