Asset Technology: An Apartment Management Company That Fulfills "Reporting Transparency" and "Response Speed" Through Systems
Asset Technology is a real estate management company based in Osaka that handles rental management for apartments and condominiums in the Kansai, Tokai, and Kanto regions. Since its establishment in 2021, it has consistently handled everything from the sale and purchase to the management of income-generating properties, and as of March 2026, it has surpassed 1,500 managed rental units.
This survey identified "Frequency and transparency of reporting and information sharing with owners" (43.2%) as the most sought-after criterion by apartment owners, and "Slow response speed for equipment failures and repairs" (51.9%) as the most common complaint. Asset Technology addresses these two points not through individual effort but through its systems.
Transparency of Information Sharing: Our rental management app allows users to check financial status, contract details, and daily communications from their smartphones and PCs. When a vacancy occurs, we report the number of inquiries and viewings every Monday, ensuring the property's status is always visible.
Response Speed and Equipment Warranty: Inquiries are generally responded to on the same day. For equipment failures, we offer equipment warranties with no upper limits on coverage amount, number of uses, or age of the equipment. Repairs and replacements for items like air conditioners and water heaters are arranged without prior owner approval.
Clarity of Fees: Management fees are a flat rate of 1,100 yen per unit per month, with a clear breakdown of costs.
This system is reflected in the feedback from our current owners.
Owner Testimonials (Excerpts from Google Reviews) Information Sharing/App: "The dedicated app is feature-rich, allowing for at-a-glance confirmation of earnings. Communication regarding contracts and important matters is smooth via the app, and the staff are friendly, giving the impression that our real estate is in good hands."
Reporting on Vacancy Status: "Communication via the app is smooth, and questions are answered promptly. I was worried when a vacancy occurred, but I was reassured by the constant updates on tenant recruitment status. When I consulted about a rent increase, they quickly researched the market, compiled a report, and calculated an appropriate increase."
Response Speed/Tenant Acquisition: "All staff members are highly responsive, providing great peace of mind. Tenant acquisition is also very smooth, within a month, and the app is user-friendly. Checking earnings is easy, which I am very satisfied with compared to other services."
Equipment Warranty: "I consolidated two properties that were managed by different companies. Not only are management fees reduced, but I also find significant benefits in the optional equipment warranty service and the free use of the app with features like electronic signatures. I have opted for the equipment warranty for one property, which is over ten years old, providing peace of mind."
We support an occupancy rate of 99.8% through our response speed and transparent information sharing. Owners considering a change in their apartment management company are encouraged to consult with Asset Technology.
