Himeji City Maeyashiki-Nakajima Area Industrial Park – Development Candidate Site

Due to a lack of large-scale land suitable for industrial development within Himeji City, the city has been unable to meet the needs of businesses seeking relocation or expansion. To address this, Himeji City solicited candidate sites from local communities and associations for conversion from farmland to industrial use, focusing on areas near city interchanges (October Reiwa 7 – February Reiwa 8).

Now, the city will seek developers for the Maeyashiki-Nakajima area in Yumeji Town to prepare industrial land and attract businesses, utilizing the Regional Future Investment Promotion Act.

Overview

Himeji City is calling for proposals from developers to carry out industrial land development and business attraction under the Regional Future Investment Promotion Act. One preferred negotiator will be selected to match local community needs with those of potential businesses, converting farmland into industrial land and resolving regional challenges.

Approximately 4.6 hectares (registered area: approximately 4.4 hectares)

Rights Holders

- Landowners: Approximately 37 individuals (87 parcels) - Leaseholders: 4 individuals (12 parcels)

Land Use Regulations

Outside urban planning areas, within agricultural promotion zones (agricultural use areas), regulated under the Residential Land Development Control Act

Hazards

Flood inundation zone (water depth less than 5 meters), flood surge zone with risk of building collapse

Developer Responsibilities

Land development in accordance with Himeji City’s basic plan under the Regional Future Investment Promotion Act, including surveys and design, various consultations, land acquisition, land development work, and all necessary legal procedures (under the Urban Planning Act, Agricultural Land Act, and Regional Future Investment Promotion Act), up to the sale of industrial plots.

Note: Business attraction activities require consultation with Himeji City and local communities.
