(Central News Agency reporter Lu Yan-ci, Taipei, July 13) The Ministry of Finance today released nationwide tax revenue statistics. From January to June, real estate-related taxes showed mixed results, with the individual real estate integrated tax breaking a 14-month streak of year-on-year decline. The net collected amount reached NT$4.5 billion, showing growth both month-on-month and year-on-year.

Liu Hsun-jung, Deputy Director of the Ministry of Finance's Statistics Division, noted that among June's real estate-related taxes, only the individual real estate integrated tax turned positive with a 6.3% year-on-year increase, while land value increment tax declined 3.8% and deed tax dropped 0.6% year-on-year. For the first six months, deed tax rose 5.5% year-on-year, while land value increment tax fell 8.1% and the individual real estate integrated tax declined 5.1%, though the rate of decline has been narrowing.

Liu explained that many factors affect the real estate market, including the central bank's credit controls not tightening further and a slight 1.6% year-on-year increase in building transfer registrations in June. Regional fluctuations, especially in new housing transaction volumes, significantly impacted tax revenues.

"The overall real estate market has slightly stabilized, but we must continue monitoring future credit control policies, the new Youth安居Loan 2.0, and global geopolitical and inflation trends, as these variables could affect market confidence," Liu said.

On individual tax items, the individual real estate integrated tax collected NT$4.5 billion in June, up 6.7% month-on-month and 6.3% year-on-year—its first dual growth after 14 months of decline. Among the six major cities, Taipei and Kaohsiung saw increases of 24.3% and 26.5%, respectively, while New Taipei City declined by 23.3%.

For the first half of the year, the cumulative individual real estate integrated tax reached NT$2.25 billion, down 5.1% year-on-year. Taichung and Taoyuan saw larger declines, while Taipei recorded the highest increase.

Land value increment tax collected NT$5.5 billion in June, with mixed results across counties and cities. Taoyuan and Taichung saw larger year-on-year declines, while New Taipei and Taipei showed growth, mainly due to fluctuations in large tax cases.

Cumulative land value increment tax for the first six months reached NT$3.32 billion, down 8.1% year-on-year, with the decline gradually narrowing. Taichung and Taoyuan saw the largest decreases, while Taipei was the only one of the six major cities to show year-on-year growth.

For deed tax, June collections totaled NT$1.4 billion, with mixed changes across regions. Taoyuan and Kaohsiung saw larger declines, while New Taipei City recorded the highest increase, mainly due to new construction project handovers.

Cumulative deed tax for the first half reached NT$8 billion, up 5.5% year-on-year. Taipei and New Taipei City saw increases, while Taoyuan experienced the largest decline.
