Background
For real estate management companies nationwide, rent deposit reconciliation is a core monthly operation, yet it has remained an area that has long been forced to rely on "visual confirmation" and "manual search."
The main reasons for this include variations in the names of remitters and contract holders (mix of Kanji, Katakana, Hiragana, differences in prefixes/suffixes for company names), remittances made under family names, and combined remittances for multiple units. Through the use of generative AI, IILIVING will accelerate solutions to these challenges.
This function uses generative AI to determine the following elements, which have traditionally depended on human judgment, and proposes reconciliation candidates:
Name Matching: Supports variations in names and abbreviations.
Amount Matching: AI considers combined amounts and fees.
Generative AI will present reconciliation candidates that could not be automatically captured before, allowing staff to complete reconciliation simply by confirming the presented candidates without having to search for them themselves.
Manual searches each time and judgments based on staff experience and intuition will no longer be necessary, leading to reduced overall reconciliation time and fewer errors.
Results Obtained from This Verification Test
Management companies in the Kanto, Tokai, Kansai, and Kyushu regions utilizing the IILIVING Rental Management Cloud participated in this verification test. As a result, all participating corporations found that there was room for further efficiency improvement in reconciliation operations through the AI Reconciliation Assist Function.
Specifically, the following results were obtained:
By utilizing the AI Reconciliation Assist Function, multiple management companies achieved a reconciliation matching rate of over 90%.
During the verification test, the operational time for reconciliation, which was previously performed manually by staff, was reduced by an average of 14.1%.
Generative AI proved effective not only for monthly bills that are easy to learn but also for initial reconciliations during new contract signings.
