The arrival of large-scale shopping malls often stimulates regional commercial activity. A real estate agency has analyzed housing price and transaction data within 800 meters of major malls opening or under construction in Taipei and New Taipei this year. The findings reveal that three malls in New Taipei City show strong transaction volumes, while Nangang District is set to welcome four new large malls, making it the most densely developed commercial area in the Taipei-New Taipei region. Housing prices in Tucheng and Hsinchuang remain the most affordable, staying in the 500,000s per ping.

According to the data, the top three most affordable mall-adjacent housing markets are 'Far Eastern TPARK' in Banqiao, the 'Uni-President Integrated Complex' in Tucheng, and 'Honyi Plaza Phase II' in Xinzhuang. Far Eastern TPARK is located within the Far Eastern Telecommunications Park, with nearby housing averaging approximately NT$562,000 per ping over the past year.

Chen Jinping, Deputy Manager of the Evergreen Real Estate Research and Development Center, notes that although Far Eastern TPARK is administratively in Banqiao, its site is closer to Tucheng and not in a mature premium area like the Xinban Special District. The surrounding area consists mostly of older apartment buildings, resulting in a relatively low price base.

However, the arrival of Far Eastern TPARK is expected to enhance local commercial functions. Combined with the medical resources and transportation advantages of the Yadao living circle, the area’s overall livability will improve, attracting more residents and consumer activity, thereby increasing housing demand.

Regarding the Uni-President Integrated Complex in Tucheng and Honyi Plaza Phase II in Xinzhuang, Chen explains that both are located in emerging redevelopment zones still in the development phase. Housing prices have not yet fully reflected the benefits of upcoming infrastructure, making them currently affordable with significant growth potential.

The Uni-President Integrated Complex sits within Tucheng’s deferred redevelopment zone. As residential projects complete and populations move in, housing demand is expected to steadily rise. The mall’s presence will further improve daily conveniences and support housing prices.

Honyi Plaza Phase II is part of a major BOT development in Xinzhuang and a key project in the Xinzhuang副都心 (Xinzhuang Metropolitan Hub). Located near the New Taipei Industrial Park MRT Station, it benefits from dual MRT access and integrates a transport hub, offices, and serviced apartments. This development is expected to attract corporate tenants and working populations, driving housing demand and making it a highly promising area.

In this analysis, Nangang District features four large malls, making it the most concentrated area for upcoming mall developments in the Taipei-New Taipei region over the next few years. Chen analyzes that Nangang has transformed from a historically industrial and exhibition-focused area into an emerging hub integrating industry, commerce, and residential functions.

With the continued advancement of the Eastern Gateway Project and the influx of employment driven by the Nangang Software Park, the district’s living infrastructure has matured. This has attracted continuous investment from developers, creating a virtuous cycle where industry, population, and commerce reinforce each other—making Nangang the epicenter of new large mall developments.

Chen notes that the four malls on the list mostly adopt mixed-use development models, integrating residences, offices, and retail spaces. These projects not only add housing supply but also enhance local living functions through commercial facilities and generate employment via office spaces. This creates stable foot traffic and housing demand, boosting regional development momentum and providing long-term support for the real estate market.
