As Taiwan's stock market consolidates at high levels, new luxury property transactions have emerged in Taipei City. According to the latest real estate transaction records, the 'Yuanli Xinyi Lianqin' mansion—part of the 2 million TWD per ping price club—has seen another loan-free transaction. A 21st-floor unit was sold in May this year for a total of 362.6 million TWD at a unit price of 2.63 million TWD per ping. Meanwhile, the 15-year-old luxury residence 'Huang Hsiang Yu Ju' in Xinyi District also recorded a new transaction, with the buyer purchasing an 11th-floor unit for 431.28 million TWD without a loan, at a unit price of 2.129 million TWD per ping.
Chang Hsu-lan, Executive Director of Taiwan House Trend Center, analyzed that while the stock market has performed well in recent years, its recent volatility—dropping over 5,000 points within a month—highlights its instability. As a result, many high-net-worth individuals, anticipating risks, have already diversified their assets during market peaks. Notably, 'Yuanli Xinyi Lianqin' has seen three transactions this year, totaling 1.1 billion TWD, while 'Ta-Chu Hidden Garden' recorded two transactions totaling 1.77 billion TWD—all purchased without loans. Amid the AI-driven stock market boom, the trend of the wealthy shifting from stocks to real estate underscores the growing appeal of these luxury properties, even surpassing that of TSMC.
Further statistics show that in the first half of 2025, Taipei recorded 88 transactions of billion-yuan luxury homes. In the first half of 2026, the number slightly decreased to 70 transactions. Daan District led in transaction volume with 18 deals, followed by Xinyi District with 11. However, in terms of average unit price, Xinyi District narrowly surpassed Daan District with 1.885 million TWD per ping compared to 1.8 million TWD. Xinyi District also had a significantly higher average total price of 310 million TWD and an average floor area of 166 pings, both clearly exceeding Daan District.
Chang Hsu-lan noted that while loan-free purchases are common among ultra-luxury properties, most buyers of billion-yuan homes still opt for financing. However, under current loan restrictions—where luxury properties can only be financed up to 30%—high-net-worth individuals' investment strategies, including in stocks or overseas markets, are temporarily affected. As a result, overall luxury property transaction volumes this year remain conservative.
Chen Ting-chung, Senior Manager at Taiwan House Group Trend Center, stated that Xinyi District's relatively active market this year is due to its abundance of newer, large-unit luxury properties. Additionally, two transactions of the super-luxury 'Ta-Chu Hidden Garden' in the first half of the year significantly boosted average price and total value metrics, making Xinyi District the leader in average unit price across Taipei. In contrast, Daan District's market is driven by strong sales of 'Yuanli Xinyi Lianqin,' with three units sold this year, along with a high-floor transaction in the long-absent 'Di Bao' mansion. However, most other luxury units in Daan are around 100 pings, differing in scale and buyer profile from those in Xinyi District.
Chen Ting-chung further analyzed that despite being a mature luxury district, Daan still has considerable supply potential. In addition to the landmark 'Taipei Star' project near Zhongxiao Fuxing Station, several urban renewal and aging-building reconstruction projects along Dunhua North and South Roads are expected to inject new vitality into the market upon completion. Thus, the price competition between Daan and Xinyi Districts in the luxury housing market is set to continue.
