Survey on Decisions Regarding 'Floor Plans and Proposals' for Custom-Built Homes

Building a custom home is a rare life experience. Consequently, the decisions regarding floor plans and layout strongly reflect the values and preferences of the residents. While full-order homes offer the highest degree of flexibility, semi-order homes, which allow for customization of pre-set templates, are also on the rise.

NEXER Inc., in collaboration with 'IROHA CRAFT,' a renovation and custom home brand in Yamanashi, conducted a survey among 135 individuals nationwide who have experience building custom homes.

Survey Overview: - Period: May 8 – May 15, 2026 - Valid Responses: 135 samples

66.7% Responded with 'Full-Order (Custom) Design' When asked whether they chose 'Full-Order Design' or 'Semi-Order Design,' the majority (66.7%) chose the former. 'Semi-Order Design' followed at 29.6%.

Reasons for choosing 'Full-Order' included: "I wanted to live in a house that matched my taste," "I had an ideal layout in mind," and "I needed a custom design to fit a small lot." On the other hand, those who chose 'Semi-Order' valued convenience, stating, "It was easier to choose from pre-set options" and "I felt safer picking a type vetted by professionals."

42.2% Based Decisions on 'Requests Thought Out by the Family' Regarding the planning process, 42.2% of respondents primarily moved forward based on family requests. This was followed by 24.4% who combined family requests with professional suggestions and 21.5% who relied mainly on professional proposals.

'Housework and Life Flow' Ranked as the Most Important Factor The survey found that 34.8% of respondents prioritized 'housework flow and life flow' above all else when deciding on a floor plan. This indicates that designing for daily efficiency is a paramount concern in modern home building.
