Branch Manager's Perspective

The development project "Urban Net Sapporo Link Tower" on the former HBC headquarters site has been completed. It comprises offices, a hotel, and commercial spaces directly connected to the underground walkway, boasting a floor plate of approximately 530 tsubo per floor. The south building features incubation offices and a hall, serving as distinctive amenities. While new buildings tend to take time to attract tenants, this building possesses the scale and grade to accommodate the consolidation and relocation of large corporations, achieving a high pre-lease rate upon completion. Sapporo City Large Buildings Vacancy Rate & Potential Vacancy Rate

Vacancy Rate Slightly Decreased from Previous Month; "Odori" Shows Significant Decrease of 0.6 Points

The vacancy rate decreased slightly from the previous month by 0.12 percentage points to 3.41%. This decline is attributed to the absorption of vacancies due to large-scale expansion and relocation, as well as the high occupancy rate of the newly completed building. By area, "Odori" saw a significant decrease of 0.6 percentage points from the previous month. The potential vacancy rate increased by 0.04 percentage points from the previous month to 5.18%.

Small-scale demand is central across a wide range of industries, and leasing activities continue to take time in new buildings.
