The specified non-profit organization Inheritance & Real Estate Support Center (Location: Shibuya-ku, Tokyo, Representative Director: Daiki Miyagawa, hereinafter "Our Corporation"), which supports the popularization of "bequest donations" entrusting assets to organizations aiming to solve social issues, will conclude a "Partnership Agreement on the Promotion of End-of-Life Planning and Bequest Donations" with the Toshima Ward Council of Social Welfare (hereinafter "Toshima Ward Social Welfare Council") in April 2026. Based on this agreement, we will strengthen our support for solving the challenges Toshima residents face regarding end-of-life planning and real estate inheritance, as well as social contribution through "bequest donations."
Background and Aims of the Agreement In recent years, with the declining birthrate, aging population, and the increase in single-person households, there has been a rapid increase in consultations regarding inheritance measures for "single individuals," the destination of assets when there are no heirs, and particularly the disposal of real estate such as vacant houses and lots in regional areas. In Toshima Ward as well, there is a demand for creating an environment where residents can live peacefully as themselves until the very end, and a system to shape their "desire" to utilize their precious assets for the future of the community. By leveraging specialized knowledge and collaborating with the Toshima Ward Social Welfare Council, Our Corporation aims to realize amicable inheritances and popularize bequest donations as a "new form of inheritance."
Overview of the Agreement Based on this agreement, Our Corporation and the Toshima Ward Social Welfare Council will cooperate on the following matters:
1. Collaboration on awareness and public relations activities related to inheritance, end-of-life planning, and bequest donations Through holding seminars and consultation events for ward residents, and sharing information on websites and public relations magazines, we will provide accurate knowledge and options regarding inheritance and bequest donations. By conveying technical and difficult content in an easy-to-understand manner, we will create an environment where people can consider these options with peace of mind.
2. Cash conversion support for non-cash assets such as real estate and securities For assets that are difficult to handle, such as vacant houses and land that is hard to use—so-called "negative real estate"—we can facilitate smooth donations by converting them into cash through realization (sale or disposal). We also handle the realization of securities, reducing the burden on those wishing to donate.
3. Free support for inheritance-related procedure guidance, consultation, and professional referrals Regarding various procedures associated with inheritance, such as drafting a will and registering inheritance, we will collaborate with professionals (lawyers, judicial scriveners, tax accountants, etc.) to provide guidance, consultation, and professional referrals free of charge. By establishing a system where people can consult without financial burden, we will ensure that anyone can easily receive support.
Future Outlook Moving forward, we plan to hold regular free consultation sessions and seminars that introduce the flow of drafting a will and the specific steps for selling and donating real estate. We will make it widely known that bequest donations are "not only for a limited number of wealthy individuals but an option for anyone to contribute to society," build a comprehensive support system including real estate, and contribute to solving regional issues.
Comment from the Representative Director In receiving numerous inheritance and real estate consultations so far, we have seen many people who, while wishing to 'use their assets for the benefit of society,' struggle with specific methods and the handling of real estate. We are extremely honored to enter into an agreement with the Toshima Ward Social Welfare Council, allowing us to help turn the anxieties of ward residents into peace of mind and pass their precious wishes on to the next generation and the local community. We hope that the new option of bequest donations, including real estate, will contribute to the prosperous future of the Toshima Ward Social Welfare Council.
What is a Bequest Donation? It is the transfer of a part or all of one's assets to a specific person or organization after the testator passes away, according to a will. Donating to public interest organizations such as municipalities, social welfare corporations, NPOs, and educational corporations through a bequest is called a "bequest donation." Recently, it has gained attention as a "new inheritance option" in preparation for "single-person inheritances" and due to rising awareness of social contributions. There is an increasing number of cases where not only cash but also real estate, such as one's own home or land in regional areas, is converted into cash (sold) and donated. Execution of the will by experts is the key to smooth implementation.
About NPO Inheritance & Real Estate Support Center Our center is a support organization that connects "wishes" and "assets" to the next generation by popularizing bequest donations. Our greatest strength is that we have established Japan's first one-stop system specialized in supporting bequest donations of real estate (negative real estate), which often becomes a barrier to donation. In collaboration with a network of experts including lawyers, tax accountants, and real estate appraisers, we consistently handle everything from consultation to execution support. We are building a "new public" system that eliminates the risks of holding real estate and transforms inheritance issues into social contributions.
