New Taipei mayoral candidate and legislator Su Chiao-hui officially established the 'Housing Industry United Support Association' today (4). The association is led by Chang Shih-fang, Honorary Chairman of the National Federation of Real Estate Brokers and Agents Associations, uniting land administrators, real estate brokers, and rental housing service providers in support. Su also unveiled comprehensive housing and urban renewal policies, proposing the creation of an 'Urban Renewal Bureau,' leveraging AI to enhance efficiency, and piloting a 'Youth Parenting Housing' initiative offering qualifying families rental security for up to 20 years.
Accelerating Urban Renewal with AI and Building an All-Age Living Care System
Su emphasized that New Taipei City will establish an 'Urban Renewal Bureau' to centrally coordinate citywide urban renewal policies, integrating private-sector expertise and accelerating redevelopment through public-private collaboration. AI will be introduced into administrative processes to create a review system with 'clear items, clear standards, and clear timelines,' ensuring transparency, traceable progress, and dedicated fast-track windows to improve case review efficiency.
She stressed that urban renewal goes beyond rebuilding structures—it must align with urban development. Future renewal efforts will focus on neighborhoods surrounding mass transit hubs such as MRT stations, railways, light rail, and transfer centers, enhancing both residential quality and commercial vitality while preserving historic districts and cultural characteristics to create cities that balance convenience with local identity. Additionally, the TOD (Transit-Oriented Development) floor area ratio incentive mechanism will encourage developers to donate social housing and public facilities, achieving a win-win between urban renewal and public benefit.
On housing policy, Su proposed piloting 'Youth Parenting Housing,' guaranteeing eligible families up to 20 years of tenancy to reduce housing pressure on young families and foster a secure child-rearing environment. She also promoted 'Elder-Friendly Housing,' where the city will subsidize service fees and repair costs to incentivize rental management companies to prioritize renting to seniors, addressing the challenges elderly face in the rental market. Furthermore, a 'Student Rental Management Program' will be developed to match suitable housing near campuses, helping students access safe and affordable living spaces at reasonable rents.
Su stated that the government’s responsibility is to create high-quality, affordable living environments. She aims to meet the diverse needs of different generations and communities—ensuring youth, parenting families, students, and seniors can all live securely in New Taipei City. She pledged to continue integrating input from industry and grassroots stakeholders to accelerate urban renewal, refine all-age housing policies, and build a livable, sustainable New Taipei City.
