Daito Kentaku Group Enters Hotel Business with Partnership Agreement with Invalance for Hotel Operations

株式会社Unito (Unito Co., Ltd.) (Head Office: Meguro-ku, Tokyo; Representative Director: Yutaro Kondo; hereinafter referred to as "our company"), which operates the mid-to-long-term stay service apartment and hotel residence brand "unito hotel residence" with approximately 130 buildings and 1,500 rooms nationwide under the concept of "staying as if living," has concluded a partnership agreement regarding hotel operations (Note 1) with 株式会社インヴァランス (Invalance Co., Ltd.) (Head Office: Shibuya-ku, Tokyo; Representative Director: Hiroki Motooka; hereinafter referred to as "Invalance"), a company within the Daito Kentaku Group.

As the first concrete initiative based on this agreement, regular lease agreements have been concluded for three properties (two in Fukuoka and one in Asakusa) of the new brand "HOTEL LUXUDEAR RESIDENCE" (Note 2) led by Invalance, with phased openings scheduled from Spring 2027.

Our company and 大東建託株式会社 (Daito Kentaku Co., Ltd.) (Head Office: Minato-ku, Tokyo; Representative Director, President & CEO: Kei Takeuchi; hereinafter referred to as "Daito Kentaku") have entered into a capital and business alliance since March 2024, and have been promoting collaboration by mutually utilizing each other's business foundations and networks.

This partnership agreement between our company and Invalance is the first concrete hotel business development within the group based on this capital and business alliance, and serves as a stepping stone for the Daito Kentaku Group's full-scale entry into the hotel business. Through this project, Invalance will promote the mid-to-long-term expansion of the hotel business within the Daito Kentaku Group.

Note 1: This initiative is part of "unito OS (unito Operation System)," our company's accommodation facility operation support business, which comprehensively supports real estate-related companies in their accommodation business from planning and system development to customer acquisition and operations.

Background of this Initiative

Since commencing operations in 2020, our company has collaborated with over 20 real estate-related companies. We leverage our strengths in DX (digital transformation) through AI utilization and labor-saving operations by developing and operating everything from customer acquisition to PMS, CRM, and operations in-house. We have utilized this operational capability to support the accommodation facility operations of our partner companies, spanning approximately 130 buildings and 1,500 rooms nationwide (as of July 2026).

In recent years, driven by the recovery of inbound demand due to the weak yen and government initiatives promoting multi-regional living and related populations, the "mid-to-long-term stay market" catering to diverse needs has been rapidly expanding.

Against this backdrop of our operational achievements and the expanding market environment, our company and Daito Kentaku entered into a capital and business alliance in March 2024. We have been collaborating by mutually utilizing our companies' business foundations and networks, aiming to incorporate our company's expertise in hotel operations into product design. Building on this partnership, we have concluded a partnership agreement for the accommodation operations of hotel brands established by Invalance as a new business for the Daito Kentaku Group.

Future Outlook

Following the initial three properties, we plan to develop a total of seven properties, primarily in designated cities in areas such as Hokkaido, Kinki, and Chugoku, aiming to open 10 properties with approximately 600 rooms nationwide by fiscal year 2028.

Our company will continue to contribute to the expansion of new real estate utilization markets that flexibly utilize both "rental" and "accommodation" assets through collaborations with real estate-related companies, aiming to realize our mission of "pursuing the optimization of living."
