Town Life Inc. (Headquarters: Shinjuku, Tokyo; Representative Director: Ryuichi Sasazawa) has released the June monthly report for its comprehensive vacant home portal, 'Town Life Vacant Home Solution' (https://www.town-life.jp/land/akiya-solution/), which provides one-stop solutions for the sale, disposal, utilization, rebuilding, renovation, and demolition of vacant homes.
Growth of the Vacant Home Portal
The number of page views and site visits has exceeded 100,000, showing steady upward growth.
The number of users has surpassed 1,000, with the highest number of users located in Hokkaido.
Intentions for Vacant Homes
In response to a survey regarding how users wish to resolve their vacant home situations (multiple answers allowed), 71% expressed interest in renting or short-term stays (minpaku), 10% wished to rebuild or renovate for their own occupancy, and 100% indicated a desire to sell. This suggests that the majority of owners would prefer to sell their vacant homes if a sale is feasible.
Type and Age of Vacant Homes
Regarding the type of vacant homes owned, 98% are detached houses and 2% are condominium units. As for the age of the properties, 73% of responses indicated the homes were built 41 or more years ago, with the 41-50 years age group being the largest at 26%.
While vacant homes can encompass various types, such as condominiums, detached houses, or entire apartment buildings, it is evident that many users are struggling with older detached houses.
Land and Building Area
Regarding building area, the 21-30 tsubo and 31-40 tsubo categories had the highest and equal percentages. Notably, 21% of respondents were unaware of the building size, indicating that many owners are not fully grasping the details of the properties they own.
Summary
Based on this report, which analyzed the responses of 1,000 people who used Town Life Vacant Home Solution, it is clear that many owners hold detached properties built over 41 years ago and are considering selling them. Town Life will continue to strive to provide various options, including utilization, sale, rebuilding, renovation, and demolition, for those facing such concerns.
