Cosmos Initia Real Estate Investment Advisors' First Project: Promoting Apartment Hotel 'MIMARU' Development Project in Osaka's Shinsaibashi (News Release)

Cosmos Initia Co., Ltd. (Headquarters: Minato-ku, Tokyo; President: Ryotaro Takachi; hereinafter referred to as "Cosmos Initia"), a member of the Daiwa House Group, has decided to proceed with the urban apartment hotel "MIMARU" development project planned in Higashi-Shinsaibashi, Chuo-ku, Osaka, utilizing a real estate securitization scheme (ownership type) that employs a Special Purpose Company (TMK).

Asset management for this project will be undertaken as the first project by Cosmos Initia Real Estate Investment Advisors Co., Ltd. (Headquarters: Minato-ku, Tokyo; President: Sogo Yanagitani; hereinafter referred to as "CI Real Estate Investment Advisors"), a wholly owned subsidiary of our group.

This project is located a 2-minute walk from Nagahoribashi Station on the Osaka Metro Sakaisuji Line, and synergistic effects are expected with the multiple "MIMARU" facilities already operating in the same area. This will further enhance brand presence in the Shinsaibashi area and improve efficiency in both customer attraction and operations.

Purpose of Utilizing the Securitization Scheme

Our group develops and operates the urban apartment hotel "MIMARU," which caters to the mid- to long-term stay needs of families and groups of inbound tourists. To achieve continuous and stable property acquisition in increasingly selective locations, we will now implement a real estate securitization scheme utilizing a Special Purpose Company (TMK) to diversify funding.

Furthermore, CI Real Estate Investment Advisors, established on October 1, 2025, will undertake the asset management operations for this project as its first undertaking.
