Daiwa House Industry Co., Ltd. (Headquarters: Osaka City, President: Koji Otomo) has been developing 'DPL Osaka Nanko I' (site area: 34,372.20㎡, total floor area: 85,799.68㎡, five-story building), a multi-tenant logistics facility dedicated to refrigerated and frozen storage (※1), in Suminoe Ward, Osaka City since July 2024, and will complete it on July 15, 2026.

In recent years, demand for frozen and chilled food has expanded, increasing the need for cold storage warehouses. However, cold storage facilities require high construction and equipment renewal costs, and existing facilities are aging, raising concerns about future storage capacity shortages. In response, our company has previously developed 15 logistics facilities (※2) equipped with refrigeration and freezing systems.

Now, we have completed 'DPL Osaka Nanko I,' a multi-tenant logistics facility dedicated to refrigerated and frozen storage, boasting the largest floor area in Japan (※3). As lifestyles change and food consumption becomes more externalized and convenient, demand for logistics facilities with refrigeration and freezing equipment is rising, prompting us to build a dedicated cold storage facility. Additionally, anticipating labor shortages and the need to reduce worker workload, the facility is designed to accommodate automation systems and high-rise racking.

The location is advantageous, being close to interchanges, docks, and railway stations, making it an excellent hub for wide-area transportation, while also offering high commuting convenience for employees working at the facility.

Going forward, our company will continue to contribute to sustainable urban development by meeting increasingly sophisticated logistics demands and providing logistics facilities harmonized with the environment and local communities.

'DPL Osaka Nanko I' adopts refrigerated and frozen storage systems capable of storing not only frozen foods but also dairy products, vegetables, and pharmaceuticals, in response to growing demand for frozen foods and the need for cold chain (low-temperature logistics). In typical logistics facilities with refrigeration and freezing equipment, an anteroom is placed between the outdoor area and the frozen section to minimize condensation caused by temperature differences, enabling stepwise temperature control. The anterooms and warehouse on the first floor, as well as the anterooms on the second to fifth floors, are maintained at 5°C to 8°C, while the warehouses on the second to fifth floors are managed at temperatures from -25°C to 0°C.

Additionally, considering the worsening labor shortage in logistics facilities and the high workload in cold storage warehouses under low-temperature conditions, the facility is designed to accommodate large-scale automation systems and high-rise racking. While our company's 'DPL' logistics facilities typically have an effective ceiling height of about 5.5m per floor, this facility ensures a maximum height of 6m. Furthermore, the floor load capacity supports up to 1.5t/㎡, realizing a highly versatile facility capable of meeting the needs of tenant companies handling heavy items.

2. Excellent transportation access

'DPL Osaka Nanko I' is located within about 10km of central Osaka City, approximately 1km (about 2 minutes by car) from the 'Nanko-Naka Interchange' on the Hanshin Expressway Route 4, and about 1.1km (about 2 minutes by car) from the 'Nanko-Minami Interchange,' providing excellent highway access. It is conveniently situated as a wide-area transportation hub, allowing access to Nagoya City in about 2 hours and 30 minutes by car (approximately 180km). Furthermore, its proximity to 'Osaka Port,' where international logistics terminals are developed, and good access to 'Kansai International Airport' and 'Kobe Airport' enable not only land transportation but also sea and air transportation.

Additionally, the location is advantageous for employee recruitment. Located about 100m from 'Nanko-guchi Station' on the Osaka Metro Nanko Port Town Line, it is the multi-tenant cold storage logistics facility closest to a railway station in the Kansai region. 'DPL Osaka Nanko I' is a five-story building with a rental area of 65,414.61㎡. By dividing each floor into two sections, it can be rented from a minimum of approximately 6,300㎡ (about 2,000 tsubo), allowing up to 10 tenant companies to occupy the facility. As a general-purpose warehouse designed for multiple tenants, tenant companies can operate logistics businesses while reducing construction and maintenance costs. Compared to BTS-type logistics facilities (※4) built exclusively for specific customers, this allows for a shorter period before business commencement, enabling rapid business expansion in a rapidly changing business environment due to diversified logistics needs.

4. BCP measures and environmental considerations

'DPL Osaka Nanko I' implements BCP measures by supporting the building with piles reaching a bearing layer about 70m underground and elevating the floor level above the predicted high-water level on the 'Osaka City Flood Hazard Map,' reducing flood risks from typhoons and high waves. Additionally, it has two power receiving and transforming facilities and emergency generators, reducing the risk of power outages not only during disasters but also during equipment failures or maintenance.

Environmentally, the facility has installed a solar power generation system across the entire roof (module capacity approximately 1,456kW, system capacity approximately 1,125kW), along with LED lighting and exterior materials with excellent thermal insulation. As a result, the facility has achieved the highest BELS (Building Environmental Efficiency Labeling System) rating of six stars. Furthermore, it aims to obtain certification exceeding ZEB Ready (※5).
