Announcement Regarding Business Overview of AI Data Center Business

As announced on June 23, 2026, in the "Announcement Regarding Commencement of New Business, Execution of Capital and Business Alliance Agreement, and Issuance of Third-Party Allotment of Unsecured Convertible Bonds (Series 3) and Stock Acquisition Rights (Series 11)", our company has decided to develop an AI data center business by effectively utilizing the knowledge and resources accumulated over many years in the real estate domain.

In carrying out this new business development, as stated in the announcement above, we have entered into a capital and business alliance agreement with Dynamic Solutions Group Co., Ltd. (hereinafter referred to as "DSG"), which has Dynamic Dynamics Inc. (hereinafter referred to as "DD") as a group company. DD has a proven track record in the AI data center business and GPU server sales, and we will conduct business development with them.

Furthermore, to launch this business, we have established a specialized department, the "AI Data Center Business Division," and will be fully promoting the business with the aim of expanding revenue from this business starting this July.

Specific initiatives are as follows:

Specific Initiatives for the AI Data Center Business

1. GPU Server Sales Business

In collaboration with DD, we will engage in the domestic procurement and sales of GPU servers (such as NVIDIA GB300 NVL72, NVIDIA B300, NVIDIA B200, and NVIDIA RTX PRO 6000 Blackwell Server Edition) with our company as the seller.

Prior to the development and operation of AI data centers, we aim for prompt monetization after the business commences, with an initial target sales volume of 6 billion yen annually.

2. AI Data Center Development and Operation Business (Colocation Business)

We aim to develop and operate AI data centers in collaboration with companies with a proven track record in the AI data center business. Leveraging our strengths as a real estate company, we will lead negotiations for land information and with power companies to develop the AI data center business.

For the development and operation of AI data centers, we will establish an appropriate collaborative structure and proceed with the business through consultation with partner companies, such as forming SPCs and funds, depending on the scale of each project.

It is planned that partner companies will be responsible for the operation, maintenance, and management of the developed data centers.

Phases of Promotion for Our AI Data Center Business

Phase 1: GPU Domestic Procurement and Sales Business

We will promptly commence the procurement and sales business of GPU servers for AI data centers in Japan. In the domestic GPU market, where demand is strong but supply is limited, we aim for early revenue contribution by establishing stable procurement and supply routes.

With the expansion of AI utilization, GPU demand is expected to continue growing at a high rate, making this phase of high importance as the initial stage of our business foundation.

Phase 2: Joint Development and Operation of AI Data Centers (Planned)

Based on the foundation built through the GPU server sales business, we plan to enter the AI data center development and operation business. By promoting decentralized deployment to avoid concentration in specific regions, we will also contribute to the equalization of power load and strengthening of disaster resilience.

In this phase, our company will not directly invest its own funds but will act as a developer, taking charge of planning and promotion functions, and will solicit investors to operate AI data centers.

We aim to expand investment opportunities in decentralized locations that complement the concentration in Tokyo and Osaka.

Phase 3: Attracting Global AI Operators to the Japanese Market (Planned)

We plan to fully utilize our network of AI operators and investors in the global market, particularly in the Asia-Pacific region, to attract overseas AI companies considering business expansion into Japan and support their market entry.

This will contribute to the development of Japan's AI ecosystem and the strengthening of its international competitiveness.

For overseas companies, the Japanese market is also attracting attention as a promising target for AI infrastructure investment.
