Invalance and Unito Sign Partnership Agreement for Hotel Operations

Invalance Co., Ltd. (Headquarters: Shibuya-ku, Tokyo, Representative Director: Yukihiro Motooka), part of the Daito Trust Construction Group, has signed a partnership agreement for hotel operations with Unito Co., Ltd. (Headquarters: Meguro-ku, Tokyo, Representative Director: Yutaro Kondo), a company involved in hotel planning, development, and operation. Based on this agreement, as the first concrete initiative, lease agreements have been concluded for three properties under the new brand "HOTEL LUXUDEAR RESIDENCE" (two in Fukuoka and one in Asakusa), led by Invalance. These properties are scheduled to open sequentially starting in the spring of 2027.

Daito Trust Construction Co., Ltd. and Unito entered into a capital and business alliance in March 2024, and have since been collaborating by mutually leveraging their respective business foundations and networks. This partnership agreement between Invalance and Unito marks the first specific hotel business development under the capital and business alliance and serves as a stepping stone for the Daito Trust Construction Group's full-scale entry into the hotel business. Through this project, Invalance aims to promote the medium- to long-term expansion of its hotel business.

The background of this project is the rapid increase in demand for "apartment-style hotels" for medium- to long-term stays, driven by inbound tourism and the government's promotion of multi-regional residency and related population initiatives.

The hotels to be developed this time differ from conventional business hotels in that their rooms will be equipped with kitchens and appliances to ensure a comfortable stay for domestic families and medium- to long-term guests from both Japan and abroad. Furthermore, by incorporating "CLT (Cross Laminated Timber)," an environmentally friendly building material, into parts of the design and exposing it, the project aims to achieve both sustainable hotel development and a warm, sophisticated spatial design.

Following these three properties, there are plans to develop a total of seven properties, primarily in designated cities in areas such as Hokkaido, Kinki, and Chugoku. The goal is to open 10 hotels nationwide, with approximately 600 rooms, by the end of fiscal year 2028.

The Daito Trust Construction Group positions this project as a key investment to realize its long-term vision of "strengthening the real estate development business" and is vigorously promoting the establishment of next-generation real estate utilization models.
