Samantha Home Staging Co., Ltd., in partnership with Intelligex Holdings Inc. and Conde House Co., Ltd., has implemented the second installment of its "Local Production for Local Consumption Home Staging" project in a Sapporo, Hokkaido property, exclusively using furniture produced in the local area.

This initiative is a synergy of the strengths of three companies: the Intelligex Group, which specializes in creating living spaces through renovation; Conde House, a wooden furniture maker utilizing Hokkaido timber; and Samantha Home Staging, which provides spatial design. The local production home staging not only enhances property value through design but also creates a living space where one can experience regional culture and industry. It is being developed as a new value proposition in real estate that also contributes to the local economy and environmental sustainability.

Project Background The "Local Production for Local Consumption Home Staging" aims to simultaneously address challenges in both the real estate and local industry sectors. Specifically, it tackles the real estate challenge of efficiently selling vacant properties and the local industry challenge of promoting domestic furniture and expanding sales channels. By redesigning properties as "spaces to experience local charm," it generates new value.

Whereas conventional home staging focused on enhancing property value through visual presentation, this initiative is a lifestyle-proposal model that emphasizes:

- Creating spaces that incorporate local materials and culture - Providing a concrete image of living in that specific area - Fostering an attachment to both the property and the region

Features of the Hokkaido Project In this second project, furniture from "Conde House," a wooden furniture manufacturer based in Asahikawa, Hokkaido, was used to conduct home staging with 100% Hokkaido-made furniture. The combination of furniture made from Hokkaido wood and a space revitalized by renovation creates an environment where one can experience local craftsmanship.

The project goes beyond simple furniture placement, featuring design that considers movement flow and sightlines to convey a sense of actual living. The goal is to create a space where potential buyers can concretely imagine "how they would live here" during a viewing.

A New Value Proposition By combining not just location and specs, but also unique local materials, harmony between furniture and space, and a vision of life, this initiative aims to enhance the impression during property viewings and differentiate it from other listings. It is also expected to spark interest and affection for the region itself, not just the property.

For furniture manufacturers, the property serves as a "real-life showroom." Viewers can experience the products "in a living context" rather than as static displays, allowing the manufacturer to communicate value that is difficult to convey online or in stores, thus contributing to sales expansion and brand recognition.

Environmental and Social Considerations Using locally produced resources in local homes reduces the environmental load associated with long-distance transportation. Furthermore, the use of domestic timber raises awareness of resource circulation, and the project contributes to job creation by expanding opportunities for local construction and staging professionals. This initiative, with its multifaceted value, is positioned as a contribution to a sustainable society.

Future Plans This initiative is being developed as a mechanism to utilize regional resources and communicate their appeal externally. Following projects in Hokkaido and Nagoya, the company is now planning expansion into other areas and intends to further promote new collaborations between real estate and local industries.
