B-Roca Inc. (CEO: Tadashiro Ninomiya; Headquarters: Tokyo; hereinafter "B-Roca") has been providing its AI business automation service for real estate brokerages, "AI-Driven Management," since May 2026. This service is a subscription-based model that implements automation functions directly linked to real estate brokerage operations—such as desk appraisals, flyer (Maisoku) creation, property summary editing, customer matching, response email handling, and monthly owner reports—onto existing generative AI platforms like Claude (Anthropic). It provides an integrated package including monthly usage reporting, ROI calculation, and internal AI training. A key feature is that it allows firms to establish a structure similar to an internal AI promotion department through outsourcing, rather than just providing tools or one-off training.

The primary objective of this service is not operational efficiency itself, but "revenue growth" through improved response speed and decision accuracy. Efficiency gains are positioned as secondary benefits obtained during the process.

1. Background of the Service Common Challenges for SME Real Estate Brokerages: While many tasks in the real estate brokerage industry still rely on manual labor, labor shortages and recruitment difficulties persist. Simultaneously, with the spread of generative AI, large real estate firms are establishing internal AI promotion departments. However, for SME brokerages, securing dedicated AI personnel is not easy due to personnel cost burdens. Under these circumstances, consultations from brokerages facing challenges like not knowing where to start, AI tools becoming neglected after implementation, or the inability to measure quantitative effects have increased.

Primary Goal is Revenue Growth, Not Just Efficiency: AI implementation in SME real estate firms is often discussed as a means of efficiency. However, efficiency-only implementation makes ROI difficult to see due to limited labor cost reduction effects. This service focuses on "revenue growth" because real estate sales are significantly influenced by response speed and decision accuracy rather than just task volume. Specifically, AI usage affects closing rates and transaction volumes in areas like appraisal speed for new listings, primary response speed for inquiry emails, comprehensiveness of customer matching, and productivity of owner reporting. While these differences are hard to track on a P&L as "acquired deals," improved speed and accuracy surely drive sales.

Significant Change in Cost Structure for Automation: Traditionally, achieving automation required building custom systems from scratch, involving investments of millions to tens of millions of yen. This was a realistic barrier for SMEs. However, with the emergence of generative AI services like Claude, ChatGPT, and Gemini, it has become possible to implement automation by adding industry-specific functions on top of these existing bases. Consequently, automation for SMEs, previously dismissed due to ROI concerns, has become achievable with realistic investment scales. B-Roca conducted pilot programs in 2025 and launched this as a formal package in May 2026.

2. Three Value Propositions "AI-Driven Management" provides three values as a package, designed to cover functions of an internal AI department through outsourcing: (1) Implementation of Automation Functions: Automation functions linked to brokerage tasks like appraisal and matching are implemented on platforms like Claude. Each function is designed in compliance with the Building Lots and Buildings Transaction Business Act, Fair Competition Codes for Real Estate, REINS specifications, and portal site regulations. (2) Monthly Usage Reporting and Performance Measurement: After implementation, AI within the company...
