This project marks the first in Georgia for Kengo Kuma & Associates, the architectural firm led by world-renowned architect Kengo Kuma, who is responsible for the master design.

Background of Agency Rights Acquisition

Georgia is strategically located at the crossroads of Europe and Asia and offers one of the most open investment environments in the region, featuring low taxation, full real estate ownership rights for foreigners, and free capital movement. In particular, Batumi, a resort city on the Black Sea coast, has been experiencing rapid growth as a year-round tourism and investment destination, recently being named the "World's Best Four-Season Tourist Destination" in 2024.

To date, the Company has provided information on overseas real estate investment through financial literacy and asset formation education. By securing the sales agency rights for Silk Towers—being constructed on the "last prime location" where Batumi's old town meets the seaside—the Company has now established a comprehensive support system to assist Japanese investors from property information dissemination, through purchase procedures, to rental management operations.

About the Developer: "Silk Development" / "Silk Road Group"

Silk Towers is being developed under the "Silk Development" brand. Silk Development is the real estate development division of Silk Road Group, the largest private investment group in the Caucasus region. Founded in 1997 by Giorgi Ramishvili, Silk Road Group is one of Georgia's largest conglomerates. Its portfolio includes major companies such as Silknet (the country's leading telecom provider), Silk Bank, Silk Road Energy (renewable energy), Euronews Georgia, and National Geographic Georgia, employing over 5,000 people.

In 2025, the group issued a $400 million international bond with a 7.50% interest rate over five years (with a two-year grace period), co-led by J.P. Morgan and UBS. This marked the largest corporate bond issuance by a private company in Georgia's history, widely reported in local media, with demand exceeding $1.3 billion—over three times the issuance amount.

Investment Features

Full real estate ownership is permitted for foreigners (excluding agricultural land). There is no equivalent to a "real estate acquisition tax"; only registration fees and other actual expenses apply.

Rental income tax is a flat 5% of total income for individuals renting out residential properties.

Annual property tax ranges from approximately 0.05% to 1% of the assessed value (rate varies based on household annual income level).

Upon sale, capital gains tax is waived for residential properties held for more than two years from the date of acquisition.
