Commentary: Junko Iwamae, Executive Officer, Data Marketing Department, At Home Lab Co., Ltd.

"The rental peak season saw a slowdown in growth in Tokyo's 23 wards. Rising rents and supply shortages are shifting demand to neighboring prefectures."

Overall, rental market conditions remained solid. The Tokyo metropolitan area, in particular, maintained a high level, and the DIs for Chiba and Kanagawa reached record highs. On the other hand, while the DI for Tokyo's 23 wards was 53.3, which is not bad, it shows a slowdown compared to previous peak seasons. This is attributed to soaring rents and supply shortages, leading to a shift in some demand to neighboring prefectures. This trend is expected to continue for the time being.

Regarding the next quarter, concerns about the impact of the tense situation in the Middle East are frequently raised for both rental and sales markets.
