According to the Central News Agency, CTBC Real Estate pointed out that while government housing market regulations have cooled purchase demand, the rental market has become increasingly active. Statistics from real estate price registrations show that in the first quarter of this year, the total number of residential rental registrations in the six major municipalities reached 34,347, an increase of 19% year-on-year. Tainan City saw the most significant growth at 28%, as the effects of the Southern Taiwan Science Park and TSMC continue to drive regional rental demand.

Chuang Szu-min, deputy manager of the research and development office at CTBC Real Estate, stated in a press release today that the rental market has been very active in recent years. Furthermore, government policies promoting rental management services and rent subsidies have contributed to the growth in registered rental cases.

Chuang noted that the increase in disclosed rental cases is largely due to a shift in landlords' perspectives. Since renting out properties involves complex tasks—from tenant screening and contract management to repairs and maintenance—landlords are increasingly delegating these tasks to professional agencies. Under current regulations, these cases must be registered, leading to an increase in total disclosures.

In Tainan, the 28% year-on-year growth in Q1 rental registrations topped the six municipalities. Fan Shu-hui, manager of the CTBC Real Estate Guiren branch, pointed out that the clustering of upstream and downstream industries due to the Southern Taiwan Science Park and TSMC has attracted a large number of tech professionals and migrant workers, rapidly heating up regional rental demand.

Chuang added that in the short term, given the policy support and persistent high housing prices, rental demand is expected to continue growing. As government policies evolve and the rental management industry matures, tenants can benefit from more diverse and convenient options by working with professional agencies to reduce information asymmetry.
