Among the businesses registered in the Financial Services Agency's list of Electronic Payment Agents, our company is the first to be registered as a vertical SaaS specializing in the real estate industry, operated by a listed company, that directly connects bank APIs to core rental management operations.

Background and Objectives of Registration

Japanese rental management operations are highly complex legally, even by global standards, encompassing laws such as the Real Estate Transaction Business Act, the Act on Land and Building Leases, the Residential Rental Management Business Act, the Invoice System, and the Act on Electronic Book Preservation. Iis Seikatsu has been developing and operating core business systems in this environment for over 20 years, providing them to 1,589 companies and 4,849 branches nationwide.

This registration as an Electronic Payment Agent was obtained as a legal foundation to realize bank API integration with major financial institutions (details of integration partners will be announced separately). This will enable rental management companies to directly and automatically link bank account deposit and withdrawal data to "Iis Seikatsu Rental Management Cloud" for the monthly rent reconciliation process.

Traditionally, rental management staff manually logged into online banking each month, downloaded statements, and uploaded them to the SaaS. With bank API integration, this process will be automated, eliminating input errors and duplicates. Furthermore, the learning function of generative AI incorporated in "Iis Seikatsu Rental Management Cloud" will further improve reconciliation accuracy. This will free rental management staff, who have been burdened by enormous workloads, from monthly routine tasks, allowing them to spend more time improving the satisfaction of tenants and property owners, where their time should be focused.

Background of Registration

"Electronic Payment Agent" is a business that, upon user request, electronically acts on behalf of users to obtain account information (balances and transaction history) from financial institutions such as banks, and to issue payment instructions such as transfers and remittances. It is a business that can only be operated by businesses registered with the Financial Bureau for the purpose of improving payment convenience and ensuring security. As of the end of May 2026, 123 companies are registered.

Registration as an Electronic Payment Agent will enable Iis Seikatsu's services to integrate with banks' open APIs. Moving forward, we will incorporate bank API integration functions into services such as "Iis Seikatsu Rental Management Cloud" to further streamline the payment and remittance operations of real estate companies.
