This issue analyzes the latest supply and demand balance for office properties in Tokyo's five central wards (Chiyoda, Chuo, Minato, Shinjuku, and Shibuya). In April 2026, the total new listing area for the five wards was 26,043 tsubo, while the area for closed listings was 29,944 tsubo, resulting in a total stock of 305,460 tsubo. By district, Chuo Ward saw a 3.4% month-on-month increase in new listings, the only ward among the five to do so. Conversely, Shibuya Ward experienced a sharp decline, with new listings down 40.6% and closed listings down 82.2%, indicating a slowdown in absorption. In the 'Osaki/Kitashinagawa' sub-market, over 4,300 tsubo of new listing area was recorded, driven by new supply.
