Los Angeles Real Estate Investment

-- A Wealth Building Strategy That "Continues to Protect Value"

Against the backdrop of a weakening yen, inflation, and global economic uncertainty, a movement to diversify assets into U.S. dollar-denominated assets is spreading, particularly among the wealthy, who are increasingly aware of the "risks of holding assets solely in Japanese yen."

However, this seminar aims to go beyond superficial discussions of mere "dollar asset investment" or the "overseas real estate boom."

The crucial point is the fundamental perspective of "which assets, and how should they be held, to protect their value over the long term?"

In Japan, it is common for buildings to be demolished once they reach 30 to 40 years of age, with the building's value becoming almost nil.

In contrast, the United States has a culture of maintaining and holding onto buildings for long periods, such as 60 or 70 years. Coupled with an inflationary environment, the asset value tends to increase with age, a fundamentally different concept from Japan (Note 1).

Especially in U.S. real estate, where new construction land is extremely limited, the scarcity of "location" is paramount in determining future value.

Within the U.S., Los Angeles, California, is not only a major global economic hub but also forms a real estate market with high asset value, supported by multifaceted demand from international population inflow, employment, education, entertainment, and technology (Note 2).

Furthermore, the area is currently experiencing increased urban value expectations in the long term, with the upcoming 2026 FIFA World Cup and 2028 Los Angeles Olympics, as well as the excitement surrounding Shohei Ohtani's performance with the Dodgers.

The essence of Los Angeles real estate investment lies not in short-term yields but in the concept of owning "the value of the location itself."

In desirable areas of Los Angeles, where value has been maintained and grown long-term due to scarcity, the prevailing idea is to pass down "tangible assets whose value is likely to continue" to children and grandchildren (inheritance/succession).

Moreover, for Americans, purchasing a home is seen as a tangible way to achieve the American Dream, simultaneously securing a place to live and building assets. Location is key in this regard as well.

This seminar, based on the latest real-time information from local agents and loan consultants, will explain:

◎ Why do wealthy individuals tend to prioritize "location" over "yield"?

◎ Why is it not always best to "repay loans quickly"?

◎ Why does post-purchase management significantly impact investment performance?

These "fundamental truths," which are never discussed in conventional Japanese wisdom or superficial investment information, will be explained in detail with real examples.

Additionally, we will discuss U.S. dollar-denominated financing from U.S. financial institutions as a strategy that does not rely solely on cash purchases. Practical content will also be covered, such as the structure of investment loans usable by residents in Japan and cash flow design utilizing 30-year fixed-rate loans.

★ Increase Your Success Rate by Learning from Failure Cases

Los Angeles real estate is an asset where the outcome can vary significantly if you make the wrong choices in "how to buy" and "after buying." Therefore, this seminar will focus not only on information about "which property to buy" but also on "how to hold and protect its value."

Based on actual local case studies, we will frankly discuss real-world challenges that can occur and their specific avoidance measures, which are not found online, such as:

- Cases where asset value was damaged due to failure in selecting a management company

- Judgment errors due to insufficient home inspection/appraisal (*)

* The process by which a third-party organization appraises the price of a contracted property to determine its appropriateness.

- Lack of understanding of post-purchase costs and rising insurance premiums

- Risks of proceeding without understanding loan and escrow procedures

Overseas real estate is not an investment that ends with "purchase." Investment performance is only determined by including post-purchase management, repairs, rental operations, and exit strategies. Therefore, this seminar will also introduce the local network that provides full support in Japanese from purchase to holding, management, and sale through the "three-company integration" of Mr. LAND, local real estate agents, and loan consultants.

[Recommended for]

◎ Individuals considering asset preservation and diversification, with an estimated annual income of ¥30 million or more and financial assets of ¥50 million or more. ◎ Individuals considering "long-term asset formation that is likely to retain value" based on values different from Japan, rather than short-term yields. ◎ Individuals who want to own a global standard tangible asset that can be passed down to their children and grandchildren. ◎ Individuals who want to incorporate substantial U.S. dollar-denominated assets into their portfolio in preparation for the depreciation of the Japanese yen. ◎ Individuals considering overseas real estate investment after understanding post-purchase management, exit strategies, and U.S. customs. ◎ Individuals who already own U.S. real estate but wish to review their local management or financing.

[Seminar Content]

◎ Why Los Angeles? The concept of investing in "the value of location"
