Haseko Live Net Co., Ltd. Rental brokerage operations involve numerous tasks, such as confirming vacancies and obtaining property information from management companies like ours, as well as coordinating viewing appointments, processing applications, and handling inquiries from customers. Consequently, brokerage companies, which act as intermediaries between management companies and customers, spend considerable time verifying information, and inefficiencies due to delays in updating property information have become a significant challenge.

This Service is a complete overhaul of our property search site "HALO INTERNET," significantly improving usability and the amount of information available, while allowing users to always check detailed information on listed properties in the latest state. As a result, brokerage companies will no longer need to spend time on property confirmation tasks or repetitive inquiries, enabling them to respond promptly to customer inquiries.

Furthermore, by integrating with the electronic contract option of the "ITANDI Rental Management" application system provided by ITANDI Inc., we have created an environment where brokerage companies can complete the entire process from property search to viewing reservations, applications, and contract execution online. In the future, we plan to sequentially begin offering the service for properties where owner consent has been obtained, and gradually expand the scope of eligible properties.

With this Service, vacancy status, facility information, images, and all other details for properties managed by Haseko Live Net are updated in real-time, allowing for smooth information confirmation and sharing.

Additionally, this Service links directly to the "ITANDI Rental Management" viewing reservation/application system, enabling users to proceed with viewing reservations, applications, and contract execution immediately after searching for a property.

This system allows for the completion of contracts related to the move-in/move-out and renewal of rental housing online. By integrating with application information (*1), it reduces the effort for prospective tenants, such as redundant data entry, and eliminates the need for mailing contracts, enabling lease agreements to be concluded on the same day as the screening is completed.

It also supports electronic contracts for ancillary agreements to lease agreements, such as rental guarantee contracts and parking space contracts. Necessary documents can be customized to meet the needs of real estate companies. By digitizing contracts, it prevents issues such as input errors, contract forgery, alteration, unauthorized access, and data corruption. It has obtained the "Certified Timestamp User Registration Mark" (*2) issued by the General Foundation Japan Data Communication Association, in compliance with the "Guidelines for Time Business" published by the Ministry of Internal Affairs and Communications. Currently, it is implemented by approximately 700 companies (*3), with approximately 430,000 electronic contracts processed annually (*4).
