According to the latest data from Taiwan's official price registration system, the ultra-luxury residence 'Tao Zhu Yin Yuan' has recorded another transaction. On April 3 of this year, a 346.92-ping unit on the 3rd floor was sold for a total of 835 million TWD, with a unit price of 2.705 million TWD per ping, making it the highest total-value luxury property transaction of the year. To date, three transactions at 'Tao Zhu Yin Yuan' have been disclosed in the price registry. The highest price per ping was 3.64 million TWD for a unit on the 17th floor, while the lowest was 2.162 million TWD for another 3rd-floor unit sold last year. The latest transaction at 2.705 million TWD ranks as the second-highest unit price within the community.

Analyzing luxury property transactions this year with prices exceeding 2 million TWD per ping—both pre-sales and completed units—there are 28 transactions across 11 communities. The list includes 'One Park Taipei Yuanli Xinyi Lianqin' as the current price leader at 2.85 million TWD per ping, followed by Tao Zhu Yin Yuan. In Songshan District, 'Qinmei Puzhen Cheng Yang' leads pre-sale luxury projects with 2.334 million TWD per ping, ranking third overall since the beginning of the year.

Zhang Xuyan, Executive Director of Taiwan House Trend Center, analyzed that 'Tao Zhu Yin Yuan' has attracted international attention due to its exceptional specifications and is considered a landmark luxury property in Taipei with strong appeal and prime location advantages. The project has multiple sellers, including China Engineering Corporation and Asia-Pacific Business Association, each with different cost considerations and pricing strategies. Moreover, due to the spiral architectural design, each unit has unique orientation and views, meaning even units on the same floor are not priced uniformly.

Zhang noted that for many high-net-worth buyers, luxury properties serve purposes beyond mere residence—social status, collectible value, asset allocation, and business synergy are all key evaluation factors. This year, the rise of AI products has driven growth across the tech sector, and a booming stock market has doubled the assets of many investors. As a result, affluent individuals have greater flexibility in allocating assets between stocks and real estate, making commercial properties and luxury homes key targets for wealth preservation and investment.

Since 2026, seven pre-sale developments have entered the '2 million TWD per ping club,' including 'Wu Shuang,' 'Qinmei Puzhen Cheng Yang,' 'Xihua Puyuan,' 'Deyun Anhe,' 'Deyun Yuanding,' and 'Yongsheng Xinyi Anhe Project.' Notably, 'Deyun Anhe,' 'Deyun Yuanding,' and 'Wu Shuang' all have total floor areas under 100 pings, differing from the traditional trend where high-priced luxury units were dominated by mansions exceeding 100 pings.

Chen Dingzhong, Senior Manager at Taiwan House Group Trend Center, stated that these projects were mostly developed through urban renewal or hazard-building redevelopment, involving high integration costs. Located in prime central districts such as Da’an and Songshan, some developments have partnered with international luxury hotels to offer premium property management services, enhancing their pricing potential and long-term value retention. The emergence of mid-sized luxury units on the high-price list indicates a growing trend toward 'miniaturization' in prime-location luxury housing. Particularly, new-generation wealthy individuals often have smaller households and active social lives, prioritizing location convenience and soft amenities over sheer space. As a result, mid-sized luxury residences from strong brands are gaining increasing visibility in the market.
