Taoyuan City Government has officially released the second phase of industrial land (Taoyuan Tech Park Phase 2) for public application, with the first tranche offering 46,682 ping. Thanks to comprehensive public infrastructure, this development can address multiple challenges faced by technology companies during expansion. An industrial land application briefing session was held today (20th).

According to Cushman & Wakefield, the designated advisory consultant, Taoyuan Tech Park Phase 2 features fully planned public facilities, including detention ponds, wastewater treatment plants, parking lots, and utility line layouts. The park also integrates a green smart management system equipped with intelligent streetlights, solar power generation, EV charging stations, traffic surveillance cameras, and water and air quality monitoring systems—making it one of the most advanced industrial parks in northern Taiwan.

The land is being offered through an open application process, targeting high-tech industries, logistics, traditional manufacturers undergoing digital transformation, emerging industries, and AI-driven smart automation sectors. Applicants may specify preferred blocks and request customized land areas. Parcel sizes range from approximately 1,600 to 12,700 ping, with a total of seven plots available.

The application process follows an 'apply-and-review' model, allowing immediate contract signing upon approval. Applicants pay only 15% of the land price upon contract signing, enabling them to begin factory planning and development. The remaining 85% is due within 1.5 years when applying for a construction permit, along with a 5% usage guarantee deposit and a 1% park management fund. Ownership transfer registration can proceed once payments are completed. Additionally, applicants must complete building construction and obtain an occupancy permit within 6.5 years from the day after the first payment is made.

Cushman & Wakefield noted that this flexible payment structure allows applicants to manage capital efficiently while supporting Taoyuan’s industrial localization policy, fostering regional economic growth, job creation, and attracting top-tier manufacturers—creating a win-win scenario for all stakeholders.
