The momentum from Taiwan's stock market surpassing the 40,000-point mark continues to ripple through the real estate sector. According to Taipei City's Real Price Weekly Report, nearly 30 luxury property transactions exceeding NT$100 million were recorded in the second quarter. Flagship projects such as Xinyi District's 'Tao Zhu Yin Yuan' and Yuanli Construction's 'One Park Taipei' saw multiple high-value deals disclosed, with Tao Zhu Yin Yuan breaking the NT$300,000 per ping threshold—the highest unit price transaction this year.
Chen Dingzhong, Senior Manager at Taiwan House Group's Trend Center, noted that the latest transaction for Tao Zhu Yin Yuan involved a 5th-floor unit priced at NT$940 million. On a per-ping basis, this exceeds the previous sub-NT$3 million pricing of 3rd-floor units, suggesting those earlier sales established the community's price floor. Meanwhile, the initially disclosed 17th-floor unit sold for over NT$3.6 million per ping, indicating mid-level floors are likely priced between NT$3 million and NT$3.7 million.
Zeng Jingde, Project Manager at Sinyi Realty's (9940-TW) Real Estate Research Department, stated that the wealth effect from Taiwan's stock market surge has directly impacted the property market. Beneficiaries include tech and financial professionals, as well as existing asset holders who have gained from soaring stock prices—especially tech stocks that have multiplied in value, significantly increasing major shareholders' wealth. As a result, some capital is flowing into high-quality real estate assets, both to convert stock market gains into tangible property and to secure premium homes for personal use.
In Q2 2024 (note: original text says 2026, assumed typo), completed luxury property transactions included Tao Zhu Yin Yuan's NT$940 million sale at over NT$300,000 per ping (a June transaction), Hung Hsiang's (2545-TW) 'Royal Hung Jade Residence' at NT$430 million (NT$212,900 per ping), and two units on the 19th floor of Daan District's 'One Park Taipei Yuanli Xinyi Lianqin' selling for NT$399 million and NT$360 million respectively, at NT$263,000 per ping.
Among the disclosed high-value Taipei transactions, pre-sales included 'Xi Hua Puyuan' selling for NT$200 million in June at NT$192,800 per ping, 'Dunmu' with two units totaling NT$190 million at NT$196,000 per ping, 'Zhu Yuan Nangang - Dong Yuyuan' at NT$154 million (NT$153,600 per ping), and 'Wu Shuang' at NT$140 million (NT$185,600 per ping). Additionally, multiple pre-sales in Xinyi District's 'Song Yi' project exceeded NT$200,000 per ping, joining the new 'NT$200,000 per ping club'.
Zeng Jingde observed that many transactions occurred in May and June, with price disclosures appearing as early as July, indicating rapid transaction cycles. The absence of delays typically associated with bank loan approvals suggests most of these deals were cash transactions without financing.
