Since Taiwan's central bank implemented new credit controls in 2024, the nationwide real estate market has rapidly cooled, and home prices have entered a phase of high-level consolidation. Real estate agencies analyzed actual transaction data and found that among New Taipei City's five key administrative districts, Xindian District's average home price rose from NT$483,000 per ping in the first half of 2024 to NT$495,000 per ping in the first half of 2025, maintaining a 2.5% increase over the past three years—making it the only district among the five to show positive growth.
Statistics show that Banqiao District's average transaction price in the first half of 2025 was NT$571,000 per ping, down 1.7% year-on-year. Zhonghe District declined from NT$530,000 to NT$524,000 per ping, a 1.1% drop. Yonghe District fell from NT$565,000 to NT$560,000 per ping, down 0.9%. Sanchong District slightly adjusted from NT$544,000 to NT$541,000 per ping, a 0.6% decrease. In contrast, Xindian's average price increased from NT$483,000 to NT$495,000 per ping, maintaining a 2.5% growth over three years, making it the only district among the five key areas with positive momentum.
Chung Ssu-min, Deputy Director of the Research & Development Department at China Trust Real Estate, stated that over the past year, due to the central bank's credit controls and high mortgage exposure at banks, market transaction volumes have significantly contracted, and buyer sentiment has become increasingly cautious. As a result, home prices have shifted from rapid appreciation to high-level volatility. However, core districts in New Taipei benefit from mature living infrastructure, convenient transportation, and stable population and employment bases. Even amid market downturns, price corrections remain limited, indicating that fundamental housing demand continues to support regional market stability.
Chung pointed out that Xindian's resilience in this correction phase stems from three key advantages. First, ongoing regional development projects—such as Yulon City, the Shizhang Joint Development Project, and the Yangbei Urban Renewal Zone—are steadily progressing, injecting strong momentum into Xindian's development and boosting developer confidence and buyer interest. Second, Xindian is just one bridge away from Taipei City, offering convenient access while maintaining significantly more affordable prices, making it a top choice for commuters, first-time buyers, and upgrade seekers across the Taipei-New Taipei corridor.
Additionally, Xindian boasts mature commercial districts, comprehensive lifestyle amenities, and abundant green spaces, combining convenience with livability and ensuring high residential quality. During market corrections, areas driven by owner-occupier demand and possessing long-term development potential tend to demonstrate stronger resistance to price declines and better value preservation—enabling Xindian to maintain a relatively stable market performance.
Chung noted that the market is gradually returning to being driven by fundamental demand, with buyers adopting more rational approaches and transaction prices becoming more flexible. For those with genuine housing needs, the current environment—with increased room for negotiation and reduced competitive pressure—represents a favorable opportunity to advance home purchase plans. Sellers, on the other hand, are advised to moderately adjust price expectations to align with market realities, thereby improving transaction chances and accelerating capital recovery.
