The global wave of AI and the robust development of the semiconductor supply chain are not only boosting Taiwan's economic momentum but also driving continuous expansion of technology parks. The 'high-income workforce' and 'industrial dividends' brought by these parks are injecting strong growth momentum into surrounding real estate markets. Real estate agencies, using data from the Ministry of the Interior's public price registration system, have analyzed housing prices around seven major tech parks in New Taipei City. Among them, the surrounding area of Dingpu Tech Park saw a 28.9% increase in housing prices over three years, ranking first in New Taipei.
Meanwhile, the 'Baogao Smart Industry Park' in Xindian District, New Taipei, has shown the strongest performance, with surrounding housing prices nearly 30% higher than the district's average.
Statistics show that the average unit price around the Xindian Baogao Smart Industry Park reached NT$639,000 in the past year, 29.4% higher than the district's average, making it the most expensive tech park in New Taipei. Chen Jinping, Deputy Director of Evergreen Real Estate's Research and Development Center, stated that the Xindian Baogao Park focuses on digital technology and smart electric vehicles, attracting international giants like Foxconn Precision and Tesla to set up operations, bringing a massive workforce. Additionally, the park is adjacent to the Carrefour commercial district on Baoqiao Road and within walking distance to Xindian Yulon City, combining top-tier industrial presence with excellent living amenities, strongly supporting regional housing prices.
The 'New Taipei Knowledge Industry Park' in Xinzhuang District has also seen soaring housing prices, with an average unit price of NT$585,000 in the past year—23.7% higher than the district average. Its three-year price growth has nearly reached 20%, compared to only a 5.9% slight increase in Xinzhuang District overall. Chen Jinping pointed out that the New Taipei Knowledge Industry Park is close to the New Taipei Industrial Park Station, benefiting from the dual interchange of the Airport MRT and Circular Line, enabling quick access to Taipei Main Station and Taoyuan Airport. In recent years, with top-tier corporate headquarters moving in and co-developing with the Xinzhuang副center redevelopment zone, surrounding housing prices have steadily risen, driven by transportation advantages and enhanced commercial functions.
Meanwhile, the surrounding housing price of the 'Dingpu Tech Park' in Tucheng District stands at NT$446,000, slightly lower than Tucheng's overall average of NT$482,000. However, its three-year price increase of 28.9% ranks first among New Taipei's seven major tech parks. In contrast, Tucheng District's overall three-year price growth has not reached 10%, indicating strong market potential for the Dingpu Tech Park.
Chen Jinping analyzed that Dingpu Tech Park was previously a traditional industrial zone with a low price base, but has recently transformed into a high-tech cluster. With the completion and opening of the SanYing Line, the transportation advantage of connecting Sanxia, Yingge, and the downtown areas of Taipei and New Taipei has been realized. Moreover, compared to the Banqiao, Haishan, or Tucheng deferred redevelopment zones, housing prices around Dingpu Tech Park are relatively affordable, attracting first-time buyers with limited budgets, strongly pushing up prices in the area.
The 'New Taipei International AI + Smart Park' in Linkou District has benefited from favorable factors such as domestic and international large companies' entry plans and the formation of industrial clusters, triggering positive market expectations. Its three-year price increase reached 24.6%, far exceeding Linkou District's overall increase of 10.7%. Chen Jinping explained that although the park is relatively far from MRT stations, it is closely linked to the well-established living functions of Linkou New Town and features a low-density living environment with high green coverage. The current price range in the 400,000s per unit is highly competitive within the Greater Taipei living circle, making it a high-value migration choice for consumers willing to trade commuting time for larger living spaces.
Notably, Chen Jinping added that although some parks currently have housing prices slightly below the district average, they still show clear upward trends over the past three years, reflecting the market's high expectations for future industrial development. As AI, high-tech manufacturing, and smart industries continue to grow, areas surrounding tech parks with integrated industry, transportation, and living functions will remain among the most promising real estate development zones in New Taipei City.
