In the second half of 2026, the pre-sale market in Taipei and New Taipei is experiencing polarization in project scale, with landmark developments exceeding NT$10 billion existing alongside smaller projects under NT$5 billion. Sinyi Marketing, a subsidiary of Sinyi Realty (9940-TW), drives high prices in large-scale projects through regional advantages and brand strength, emphasizing long-term value. The Nangang Star, with a site area of 7,879 ping, is the largest-scale project. In contrast, smaller projects stimulate demand through compact unit sizes and low down payments, targeting first-time buyers and competing for household cash flow.
Tung Li-ting, Assistant Manager of the Sustainable Research & Development Division at Sinyi Marketing, further analyzed that billion-dollar-scale large projects rely on regional highlights, brand strength, and large-scale community planning to enhance product rarity and long-term holding value, supporting high baseline prices. Meanwhile, projects under NT$5 billion focus on small unit sizes and low down payments, using financial flexibility to increase affordability and boost buyer entry willingness.
The 'Nangang Star' in Taipei City is the largest-scale project in this round of developments across the twin cities. It adopts a mixed-use development model, with a total sales value of approximately NT$60 billion and a site area of 7,879 ping. Unit sizes range from 16 to 45 ping, with light interior finishes provided. Driven by the East District Gateway Plan and the clustering of technology industries, both residential and employment demand in Nangang are growing simultaneously.
Benefiting from the development momentum of the tech industry, Beitou Science Park has become the most watched pre-sale battleground in Taipei City in the second half of the year. 'Puregem Radiance' boasts first-row waterfront views and is expected to set a new price record for the area. Taipei projects emphasize core location, industrial prospects, scenic conditions, brand, architectural design, and structural safety to enhance product rarity and convince buyers to accept higher unit prices.
In New Taipei City, projects exceeding NT$10 billion are distributed across Zhonghe, Xindian, Linkou, and Taishan, reflecting a multi-core market with 'one district, one theme.' In Linkou, Asia Prime Construction (5213-TW) launched 'Skyline Domain,' planning a 32-story landmark twin tower with a complete product line of 2–4 bedrooms, integrating with surrounding industrial clusters to strengthen regional housing demand. The 'Sunrise Central North Project' in Xindian capitalizes on the joint development theme of the MRT Shizhang Station, targeting upgrade buyers with a reputable developer, large site, and high-rise views.
While large-scale projects emphasize regional highlights, projects under NT$5 billion prioritize price conditions, product configuration, and payment methods to precisely target their audience. The Banqiao pre-sale project 'Manor View' is located in Zones A and B of the Jiangcui North Redevelopment Area, with a site area of nearly 1,000 ping. It offers units from 21 to 43 ping, facing over 2 hectares of park green space. Compared to landmark projects along the Banan MRT line, which have already surpassed NT$1 million per ping due to MRT access and prime location, Zones A and B are relatively affordable due to their distance from the station. With its large site, diverse unit sizes, and scenic advantages, it aims to capture owner-occupier demand.
The Sanchong market best reflects the competition strategy for first-time buyer products, with most projects adopting small units, low down payments, and deferred payments. 'Stellar River Emperor Treasure' offers units from 15 to 30 ping, highlighting a 3% down payment to solve insufficient down payment issues. 'Joyful Field Wushu' offers 17 to 29 ping units with zero payment required for structural work, preserving ample cash flow and reducing entry pressure for young families.
Tung Li-ting analyzed that even large-volume projects with sites over 1,000 ping primarily focus on unit sizes within 45 ping. Developers use large sites to create景观, amenities, and complete community environments while controlling unit total prices to expand the pool of potential buyers. Whether future projects can successfully sell out depends not only on unique site advantages and regional themes but more critically on whether unit sizes, total prices, and payment schedules align with buyers' affordability.
