Tainan's first MRT, the Blue Line Phase 1, is expected to start construction by the end of this year. The Blue Line Phase 1 is approximately 8.55 kilometers long, starting from the north at the TRA Dadu Bridge Station, passing through Yongkang District's Zhonghua Road and Dong District's Zhonghua East Road, and extending eastward from Dongmen Road to Rende District's Rende Transfer Station, connecting Yongkang, Dong, and Rende, the three major administrative districts. According to real estate agents' compilation of actual transaction records, the number of transactions in Yongkang District reached 1,952 units from January to July this year, the highest among the areas, with an average price of 25.5 ten thousand NT dollars per ping.

Apart from Yongkang, from January to July 2026, Dong District in Tainan had 1,011 transactions with an average price of 27.5 ten thousand NT dollars per ping; Rende District in Tainan had 868 transactions from January to July with an average price of 26.6 ten thousand NT dollars per ping.

Chen Chia-Chun, the store manager of the Yongkang Yongda branch of Cathay Real Estate, pointed out that the three major administrative districts connected by the Blue Line Phase 1 already have the conditions for development such as population, industry, living functions, and rigid demand. The construction of the MRT is like adding a long-term bullish factor on the existing development foundation. Yongkang District, with its huge population dividend, plus the continuous launch of new redevelopment areas, can maintain a high level of real estate transaction volume for a long time.

Dong District is one of the core prime areas of Tainan, with important functions such as star schools, Dream Mall, Cheng Kung University Hospital, Tainan Station, and Dadaocheng Night Market. The area's development is quite mature. The housing prices in the flat and realistic redevelopment areas in the district have already reached the 500,000 NT dollars per ping mark, and the value of the location and the market recognition are evident. As for Rende District, it is closely adjacent to Dong District and is also very convenient to access Tainan High Speed Rail Station and Shalun Smart Green Energy Science City. In recent years, with various constructions gradually improving, the visibility of the area's real estate market has been continuously improving, attracting many developers and homebuyers to position themselves.

Tainan people have long relied on motorcycles for daily transportation. Whether the MRT can have a beneficial effect on the real estate market has sparked market debate. Regarding this, Chen Chia-Chun said that in the past, due to the lack of a rail transit system, motorcycles have always been the main means of daily transportation for the public. However, with the increase in population and traffic, problems such as difficulty in finding parking spaces in popular business districts and congestion on major arteries during peak hours have emerged. In the future, after the MRT is put into operation, it will provide another stable and convenient means of transportation for commuters, students, the elderly, and those who are inconvenient to ride motorcycles.

Zhuang Si-Min, the deputy manager of the research and development department of Cathay Real Estate, said that Tainan is currently in the initial stage of MRT network construction, and the real estate market reaction may not be as rapid as in Taipei and New Taipei, where the MRT is dense. However, as the Blue Line continues to advance, the market's cognition and dependence on the "MRT living circle" will gradually deepen, and it will continue to drive population migration and business activity aggregation. From a long-term perspective, it is expected that the real estate transaction volume in the three major districts along the Blue Line Phase 1 will maintain a stable upward trend, and the development potential is worth looking forward to.
