Nan Shan Life Insurance has made another significant real estate investment this year. On the evening of the 24th, the company announced a major transaction, acquiring the A-building of the Changyi Technology Industrial Development Park (Phase I development zone) in Zhubei City, Hsinchu County, from Baole Asset Management Company for NT$5.168 billion. The property comprises approximately 4,960 ping of land and a total floor area of up to 21,000 ping. Nan Shan stated that the primary purpose of the acquisition is real estate investment aimed at generating stable, long-term rental income.

According to Nan Shan, the acquired asset includes 117 units located at No. 1 and No. 3 Huanke 1st Road, Zhubei City, forming the A-building of the Changyi Technology Industrial Development Park. The building is approximately seven years old, with 12 floors above ground and three basement levels, and includes 652 parking spaces.

The park is developed and owned by Baole Asset Management, a subsidiary of the Changyi Group. Its location is highly strategic, adjacent to Zhubei Train Station and the Zhubei Interchange of National Highway No. 1. It takes about 30 minutes by car to reach both the Hsinchu Science Park and the Taiwan High-Speed Rail Hsinchu Station, indicating a well-developed transportation network. In recent years, benefiting from the strong momentum of the technology industry, most floors of Phase I’s A, B, and C buildings, as well as the clubhouse, have been successfully sold or leased. Subsequent phases (II to VI) are gradually being planned and constructed, demonstrating a significant industrial clustering effect.

Notably, Nan Shan Life Insurance has been highly active in the premium office and real estate market this year. In addition to today’s NT$5.168 billion investment in Zhubei, the company announced on May 28 the acquisition of the 'Yi Xiang Empire Office Tower' in Gushan District, Kaohsiung, from Yi Xiang Le International for NT$3.5588 billion. This building is expected to serve as Nan Shan’s Kaohsiung branch office, agency offices, and training classrooms. Combined, these two real estate investments amount to a total capital deployment of NT$8.72388 billion.

The Yi Xiang Empire Office Tower is a 28-story above-ground and 6-story underground steel-framed complex commercial building housing retail, cinema, and office spaces. Located in the Aozidi area of Gushan District, Kaohsiung, it is connected to the north with the THSR Zuoying Station, to the south with Kaohsiung Main Station, and to the west with the Museum Special Zone. Bo’ai Road, a major north-south arterial road in Kaohsiung, runs nearby, linking directly to National Highway No. 10 to the north and the core areas of southern Kaohsiung to the south. Additionally, the property is approximately 500 meters from the Aozidi Station on the MRT Red Line and about 450 meters from the Aihezhixin Station on the Light Rail, both within a 5-minute walking distance, reflecting a comprehensive and convenient regional transportation network.

In recent years, life insurance companies have actively sought high-quality assets capable of delivering stable returns. Whether it’s rental income from Hsinchu’s technology cluster or the self-use potential and regional development prospects of Kaohsiung’s Aozidi core district, Nan Shan Life Insurance’s investments clearly reflect a strategic and ambitious approach to securing prime locations across Taiwan.
