<Real Estate> Luxury Housing Parking Prices Are Also Astonishing; One Space Costs Nearly 10 Million TWD

Luxury housing is not only characterized by high prices, but its parking space prices are also shocking. Observing the actual price registration revealing data from July 2026 for 'Huangxiang Yujue' in Xinyi Luxury District, Taipei, a high-floor unit of 343.96 ping had a total price of 685.88 million NT$, with a unit price of 2.25 million NT$. Among them, four parking spaces covering 56.02 ping were priced at 38 million NT$, meaning one parking space costs 9.5 million NT$, topping the highest parking space price in Taipei's luxury transactions this year.

Qin Yi, representing the Taiwan House Xinyi 101 Franchise Store, stated that parking spaces in Xinyi District's luxury homes almost always start from 4 million NT$. The underground parking spaces at Huangxiang Yujue come in two sizes: 12.67 ping or 14.45 ping. Besides having large deed areas, the overall planning is grand. Tiles are laid on the floor, trees are planted in the middle of the U-turn lane leading to the basement, and skylights are planned for natural light. Although it is underground, the air circulation is good and not stuffy, creating an atmosphere similar to hotel-style common facilities.

Looking at the top-tier luxury home parking space prices in the 'Two Million Club' in Taipei in 2026, a B3 parking space at Tao Zhu Yin Yuan sold for 8 million NT$, while a B4 space sold for 5 million NT$. Although the deed areas are the same, the price difference is quite large. The most expensive parking space in Da'an District is at One Park Taipei Yuanli Xinyi Lianqin, with the highest transaction price being 18.5 million NT$ for three spaces, averaging 6.16 million NT$ per space. In comparison, the high-rise luxury home West Hua Fubon in Dazhi has a parking space price of 3.5 million NT$, which belongs to the more affordable price range among the Two Million Club luxury homes.

Zhang Xulan, Executive Director of the Taiwan House Trend Center, pointed out that luxury home parking spaces, to accommodate wealthy individuals' car models and ensure convenient parking, are not only larger but also mostly pre-planned with charging equipment wiring. Some developers adopt garage-type parking spaces to allow residents to park independently, adding secrecy and safety.

Furthermore, luxury home parking space prices vary slightly depending on the floor level; for example, B4 or B5 parking spaces are relatively cheaper. In some cases where the price drop of luxury home parking spaces is significant, it is not excluded that during transaction registration, the parking space price was adjusted to lower the unit price figure to make it closer to the house's unit price and market rate.

Zhang Xulan noted that Taipei's luxury home parking spaces usually require at least two spaces, and buyers of top-tier luxury homes almost all have 3-4 spaces to meet the needs of family members having one car each or storing multiple favorite cars. 'Diamond Towers Taipei Star' is one of the few high-end luxury homes that do not require purchasing a parking space, and multiple zero-parking-space transactions occurred this year, becoming a special phenomenon in the market.
