Real estate inheritance is a vital asset passed down from parents, yet it is also a common source of family conflict. Issues such as disagreements on how to divide property, differences in valuation perception, and difficulties in managing distant properties often arise only after the inheritance occurs. To understand the extent of these concerns, NEXER Co., Ltd. and Adone Home Co., Ltd. conducted a survey on "Inheritance and Family Disputes" targeting 200 men and women across Japan who have experienced or are likely to experience real estate inheritance in the future.
The survey found that 12.0% of respondents have experienced or fear family disputes regarding real estate inheritance. Among those, 66.7% cited "disagreements over division methods (sale, shared ownership, or sole inheritance)" as their primary concern. Other common issues included "differences in perception of property valuation" and "dissatisfaction with bias toward specific heirs."
Regarding solutions for difficult properties, such as those located in distant areas, "early sale support" was the most preferred option at 26.0%, followed by "tax and legal professional support" and "use of buyback services." These top three choices indicate a strong desire to divest from properties to avoid management burdens. Furthermore, 81.0% of respondents stated that they would find it helpful to have a one-stop support system that coordinates with lawyers and other professionals, highlighting the high demand for simplified procedures and conflict prevention.
