Survey on Crime Prevention Measures for Custom-Built Homes

While detached houses offer freedom in interior design and facilities, comprehensive crime prevention planning for the entire property, including entrances, windows, and exterior surroundings, is crucial. For a home where you spend every day, ensuring a secure living environment is a relevant concern for many.

Therefore, in collaboration with Chiba Custom Home Operation Office, we conducted an online survey on "Crime Prevention Measures for Custom-Built Homes" targeting 651 men and women nationwide.

77.8% Respond "Want to Emphasize" Crime Prevention Measures for Detached Houses

First, we asked respondents how much importance they would place on crime prevention measures when living in a detached house.

"Want to emphasize very much" accounted for 42.9%, and "Somewhat want to emphasize" accounted for 34.9%, totaling 77.8% who responded that they want to emphasize crime prevention measures.

Compared to multi-unit dwellings, detached houses tend to have more areas in contact with the outside, such as entrances, windows, gardens, and parking spaces. In other words, there are multiple points to protect.

Therefore, it can be inferred that crime prevention measures are not considered something to "think about later if needed," but rather an item to be considered from the initial stages of home building.

60.8% Cite "Windows" as the Location of Security Concerns

When asked about areas of concern regarding crime prevention in detached houses, "windows" were the most frequent at 60.8%.

This was followed by "entrances" at 43.3%, "areas difficult to see from the surroundings" at 38.2%, and "back doors" at 26.9%.

While windows are essential for natural light and ventilation, there are many of them, and some are installed in locations that may not be easily visible. This suggests that openings, which normally enhance daily comfort, can easily become security vulnerabilities.

Additionally, nearly 40% cited "areas difficult to see from the surroundings." This indicates the need to consider not only the facilities themselves but also exterior plans that avoid blind spots and nighttime visibility.

60.1% Want to Incorporate "Security Cameras" in Custom-Built Homes

When asked about crime prevention facilities they want to incorporate when building a custom-built home (multiple selections allowed), "security cameras" were the most common at 60.1%.

This was followed by "intercoms with monitors" at 43.5%, "security glass" at 41.6%, "motion sensor lights" at 35.9%, and "intrusion detection sensors" at 30.1%.

Security cameras can be expected to deter intrusion and also serve as a clue in case of an incident. Combined with entrance intercoms and motion sensor lights, they can help confirm visitors, improve nighttime visibility, and signal that security measures are in place.

However, more crime prevention facilities are not always better. If they do not align with daily routines, they can be inconvenient to use. Locking doors, checking visitors, and illuminating dark areas – designs that naturally integrate these daily actions are important.

29.3% Prioritize "Window Security" in Custom-Built Home Crime Prevention

When asked about the most important aspect of crime prevention measures for custom-built homes, "window security" was the most cited at 29.3%.

This was followed by "entrance security" at 17.2% and "surveillance equipment such as security cameras" at 16.3%.

As "windows" were also the most frequently cited area of concern in the previous question, it is clear that there is particular interest in window security for homes.

Window security measures include security glass, auxiliary locks, shutters, and storm doors. For home security, it is important not to rely on a single facility but to combine multiple measures such as security glass, auxiliary locks, and shutters to create an environment that is difficult to penetrate.

62.2% Willing to "Incur Costs" to Make Homes More Secure

When asked if they would be willing to incur additional costs to make their homes more secure, 52.7% said "Willing to incur some costs," and 9.5% said "Actively willing to incur costs."

In total, 62.2% responded that they are willing to spend money to enhance security.

On the other hand, 19.0% said "Minimum necessary is sufficient," and 18.7% said "Prefer not to incur costs if possible." While interest in crime prevention measures is high, many people want to make decisions based on a balance with their budget.

When considering the overall budget for a house, the balance with the cost of crime prevention measures is also a challenge. However, it may be easier to integrate wiring and installation locations during the design phase rather than adding them after construction, which can lead to better aesthetics and usability.

53.6% Acceptable Additional Cost for Crime Prevention is "Under 100,000 Yen"

When asked about the acceptable range for additional costs for crime prevention measures, 27.6% said "50,000 yen or more, but less than 100,000 yen," and 26.0% said "Less than 50,000 yen."

Combining these two, 53.6% consider under 100,000 yen to be within the acceptable range. Furthermore, 19.2% indicated "100,000 yen or more, but less than 300,000 yen."

The responses indicate that while people are interested in crime prevention measures, they are not willing to spend endlessly. Most people consider realistic amounts in conjunction with living expenses, mortgage payments, furniture, and appliances.

Therefore, it is important to present cost estimates and priorities for each facility. If people know where to start with measures – windows, entrances, exteriors – they can make informed choices even with a limited budget.

41.9% Unsure About "Costs" of Crime Prevention Measures for Detached Houses

When asked about concerns regarding crime prevention measures for detached houses, the most common response was "Unsure about the cost of crime prevention measures" at 41.9%.

This was followed by "Unsure which facilities to choose" at 37.6%, and "Unsure if crime prevention measures are sufficient" at 29.3%.

These results highlight that not only concerns about crime itself but also the difficulty in understanding choices and costs are issues.

As the number of options increases – security cameras, security glass, auxiliary locks, smart locks, etc. – it can become more confusing.

When considering crime prevention measures during home building, it is important to organize measures that suit one's lifestyle and living environment, rather than judging solely by the price of the facilities. Priority crime prevention measures vary depending on location, family composition, return time, car ownership, etc.

58.5% Want to "Consult" with Housing Companies About Crime Prevention

When asked if they would want to consult with a housing company about crime prevention when building a custom-built home, 41.9% said "Would like to consult if possible," and 16.6% said "Actively want to consult."

In total, 58.5% responded that they want to consult with a housing company about crime prevention.

Furthermore, when asked if receiving proposals for crime prevention measures from a housing company would increase their sense of security regarding a custom-built home, 44.5% said "Somewhat increased," and 20.9% said "Greatly increased." A total of 65.4% responded that proposals would increase their sense of security.

Crime prevention is not solely about facilities. It is deeply related to design, such as window placement, visibility from outside, lighting plans, and entrance traffic flow. Consulting at an early stage makes it easier to balance livability and security.

29.8% Want to Know "Estimated Costs for Each Security Facility"

When asked about the information they most want to know regarding crime prevention measures for custom-built homes, "Estimated costs for each security facility" was the most common response at 29.8%.

This was followed by "Crime prevention measures by location such as entrance, windows, and exterior" at 17.8%, and "Points for floor plans and designs that are difficult to penetrate" at 17.7%.

When considering crime prevention measures, many people want to know not only "what to choose" but also concrete information such as "how much it costs" and "where it is needed."

The more specific the information, the easier it is to proceed with consideration. If the estimated costs and installation locations for each security facility are clear, it will be easier to specifically consider measures that suit one's budget and living environment.

Summary

In this survey, 77.8% responded that they want to emphasize crime prevention measures for detached houses. "Windows" were the most cited location of security concerns, and "security cameras" were the most desired crime prevention facility.

On the other hand, concerns about the costs of crime prevention measures and how to choose facilities were also prominent. For custom-built homes, crime prevention can be considered from the planning stage of interior design, exterior, and window placement. To aim for a secure living environment, it is important to consider crime prevention measures early on while organizing cost estimates and priorities.
