Obayashi Shinseiwa Real Estate Corporation, an Obayashi Group company, has completed construction of 'OAK LOGISTICS CENTER Fukuoka Hakozaki' in Fukuoka City, Fukuoka Prefecture, as of the end of May 2026.
1. A location with excellent transport convenience and employment environment, close to Fukuoka city center The facility is located approximately 4km from Fukuoka city center (Hakata and Tenjin) and is very close to the 'Hakozaki' and 'Higashihama' entrances of the Fukuoka Urban Expressway Route 1 Kashii Line. In addition to enabling rapid distribution to major consumer areas within Fukuoka City, it has access to the entire Kyushu region via the Fukuoka Urban Expressway, Kyushu Expressway, and Nishi-Kyushu Expressway. The facility is also located about a 5-minute walk from 'Hakozaki Kyudai-mae' Subway Station, offering high commuting convenience via public transport. The surrounding area has commercial facilities, providing excellent conditions for the employment environment.
2. High-floor berths and dangerous goods storage space, supporting partitioned leasing The facility is a 4-story BOX-type building with high-floor truck berths (20 units) on the ground floor. Each floor is designed to accommodate a maximum floor load of 1.5t/m2 and travel of 2.5t counterbalanced forklifts. It can be leased as a single unit (warehouse/berth area approx. 7,993 tsubo) or partitioned into two sections (warehouse/berth area approx. 3,996 tsubo, utilizing 3 floors each). Additionally, a space is secured within the premises for a separate warehouse capable of storing dangerous goods of up to approximately 50 tsubo, providing high versatility for tenant companies.
3. Contributing to the reduction of tenants' environmental impact through renewable energy supply The Obayashi Group has formulated the long-term vision 'Obayashi Sustainability Vision 2050' and is engaged in technological development and initiatives for the realization of a decarbonized society. On the roof of the facility, Obayashi Clean Energy Corporation, an Obayashi Group company, has installed a solar power generation system (DC output approx. 992kW) to supply power to the facility. For electricity not covered by the solar power system (at night, cloudy weather, etc.), Obayashi Clean Energy will act as an intermediary to supply power along with environmental values, achieving a 100% renewable energy introduction rate for the facility in real terms. This is expected to reduce greenhouse gas emissions by approximately 117 tons per year, contributing significantly to reducing the environmental burden on tenant companies. Furthermore, any surplus power not consumed by the facility is planned to be supplied to other facilities operated by the Obayashi Group to maximize the effective utilization of generated renewable energy. Additionally, 'Clean Concrete®,' a low-carbon concrete developed by Obayashi Corporation, has been adopted for a portion of the building's foundation. Through these environmental initiatives in both the construction and operation phases, the facility is scheduled to receive CASBEE B+ rank and Nearly ZEB environmental certifications.
