Philia Corporation, a real estate company based in Itabashi-ku, Tokyo, led by Representative Director Naoyuki Koshikawa, has acquired a challenging residential property in Kaga, Itabashi-ku. The property faced multiple difficult conditions: it was occupied, filled with leftover belongings, had a tilted structure, and was classified as 'rebuild-prohibited' because its street frontage was only 1.9 meters, which does not meet building standards. Despite these drawbacks, Philia Corporation recognized the high location value of the Kaga area. The company decided to purchase the property as-is immediately. To ease the seller's burden, Philia offered a one-month grace period to stay in the house for free after settlement and took full responsibility for disposing of all remaining furniture and waste. Through this case, Philia Corporation aims to demonstrate realistic solutions for Japan's growing vacant house issues and complex property rights disputes.
