Branch Manager's Perspective
Sendai City had previously capped subsidies for redevelopment in the city center at 25% of total project costs, but this cap was removed in April of this year. Furthermore, while redevelopment around the "Denryoku Building" in the station west area had been delayed due to soaring construction costs, it has been reported that the redevelopment association, the project owner, could be established as early as the winter of 2026. Vacancy Rate Largely Unchanged from Previous Month; Office Demand Centered on Small Area Sizes
The vacancy rate was 5.11%, an increase of 0.01 percentage points from the previous month, remaining largely unchanged. While vacancies arose from downsizing or partial lease terminations, absorption of vacancies also progressed in surrounding areas, resulting in only minor fluctuations. The potential vacancy rate decreased by 0.09 percentage points from the previous month to 6.69%.
Office demand continues to be centered on small area sizes, with many cases of in-building expansions or relocations. As large-scale demand is limited, new and recently constructed buildings continue to take time to attract tenants.

Asking Rent Rises for the Third Consecutive Month; Minor Fluctuations Continue
The asking rent was 12,163 yen per tsubo, an increase of 15 yen per tsubo from the previous month. This marks the third consecutive month of increase, but it remained largely unchanged from the previous month, with rents continuing to fluctuate slightly around 12,000 yen per tsubo.
