Branch Manager's Perspective
The large-scale building "The Landmark Nagoya Sakae," completed in March, celebrated the grand opening of its commercial floor "HAERA." In addition to a luxurious tenant mix, it features the first cinema complex in the Sakae area and a food hall in the basement, creating a vibrant atmosphere. The luxury hotel "Conrad Nagoya" on the upper floors is scheduled to open at the end of July, indicating not only an update of office stock but also a revitalization of the Sakae area. Nagoya City All Sizes Building Vacancy Rate & Potential Vacancy Rate
Vacancy Rate Unchanged from Previous Month, Approaching 2% Range for the First Time Since June 2020
The vacancy rate remained unchanged from the previous month at 3.00%, hovering just below the 2% range for the first time since June 2020. While vacancies occurred in large buildings in major areas, absorption of vacant space progressed, particularly in the Sakae area. The potential vacancy rate increased by 0.09 percentage points from the previous month to 4.85%.
Large-scale available spaces in major areas are limited, and the sense of scarcity has intensified. It is not uncommon for a single vacant unit to receive multiple inquiries, especially in new buildings.
