The redevelopment project "Hakata Shin-Mitsui Building Replacement Plan" in the Hakata Station Front area has been announced as the first to simultaneously receive certification under Fukuoka City's two floor area ratio relaxation systems: "Hakata Connected Bonus" and "Green Bonus." This large-scale building, with 13 floors above ground and 2 basement levels, will be exceptionally located, directly connected underground to Hakata Station. Vacancy Rate Significantly Increases from Previous Month; "Tenjin" Up 1.8 Points Month-on-Month
The vacancy rate rose significantly from the previous month, increasing by 0.72 percentage points to 4.50%. The primary reason for this increase is the completion of several new buildings with vacant spaces. However, a large amount of leasable space is currently under negotiation, and it is expected that these vacancies will be filled going forward. By area, "Tenjin" saw a significant increase of 1.8 percentage points compared to the previous month. The potential vacancy rate increased by 0.63 percentage points month-on-month to 6.24%.
Office demand remains strong across a wide range of industries, and tenant interest in new buildings continues to be high.
